Maintain and/or <br />replace filter materials to ensure effectiveness and to prevent street <br />flooding. <br />d. Create a contained and covered area on the site for the storage of bags, <br />cement, paints, oils, fertilizers, pesticides, or other materials used on the <br />site that have the potential of being dischazged into the storm drain system <br />through being windblown or in the event of a material spill. <br />e. Never clean machinery, equipment, tools, brushes, or rinse containers into <br />a street, gutter, or storm drain. Ensure that concrete/gunite supply trucks <br />or concrete/plaster operations do not dischazge wash water into street, <br />gutters, or storm drains. <br />64. Prior to submittal of the subdivision map, the developer shall submit a landscape <br />plan for review and approval by the Planning Director indicating the planting of a <br />minimum of twelve (12) 15-gallon size evergreen shrubs 10 ft. on center on Lot 4 <br />along the property line in common with 993 Summit Creek Court. Within 60 days <br />of the completion of mass grading for the project, the developer shall plant these <br />shrubs and shall maintain them in good health until the installation of the irrigation <br />system for Lot 4 is completed, at which time the owner of Lot 4 will then be <br />responsible to maintain them. The design guidelines shall be modified to indicate <br />that the landscape plan submitted with the design review application for the custom <br />home on Lot 4 shall identify these shrubs as plants to remain and to state that the <br />owner of Lot 4 shall maintain these shrubs in good health and at a height that helps <br />to screen the view of the house on Lot 4 as seen from the existing house located at <br />993 Summit Creek Court. <br />65. The developer acknowledges and has no objection to grading that the developer of <br />the Sycamore Heights project will need to do on the southwest corner of the subject <br />site in order to accommodate the extension of Sunset Creek Lane. <br />66. The developer shall revise and strengthen the design guidelines to better address <br />house design detailing and articulation, fencing, and house siting on the lots. <br />Particular consideration shall be given to house orientation issues with front yards <br />facing rear yards, and its is recommended that all houses face the street unless those <br />issues can be resolved to the satisfaction of the Planning Director. In addition, the <br />construction of "photovoltaic ready" houses and use of other Green Building <br />practices is encouraged. The applicant shall submit the revised design guidelines <br />for review and approval by the Planning Commission at the time of review of the <br />tentative map. <br />[end] <br />
