The quantity, type, and mix of residential <br /> development will be determined through the EPSP process. <br /> o Commercial to include some local-serving retail and may include some <br /> amount and mix of office and/or industrial uses, with type and amount to <br /> be determined through the EPSP process. <br /> No commercial or industrial uses to be located outside of Urban Growth <br /> Boundary, with the potential exception of a relocated PGS facility. <br /> o No growth management allocations will be provided to the EPSP area, <br /> until such time that the City's RHNA allocation is confirmed and the City's <br /> Housing Element is updated and adopted by the City Council. <br /> • Open Space: Range of open space types to be located throughout the planning <br /> area, including passive/resource open space around the Chain of Lakes; <br /> neighborhood-oriented public open space, and quality private open spaces for all <br /> residential uses. <br /> • Public Facilities: <br /> o Pleasanton Garbage Service (PGS) facility to be relocated to a new site <br /> east of the newly extended El Charro Road, with the project proponent to <br /> be responsible for negotiating and facilitating relocation with PGS, and <br /> with the intention that the relocation occurs at no cost to City or PGS <br /> ratepayers*. <br /> Pleasanton Unified School District (PUSD) Facilities: <br /> • School Site: Minimum 10-acre school site to be identified to <br /> accommodate grade K through 8th; with funding for construction of <br /> a new school to be provided by the developer, as negotiated by <br /> PUSD. <br /> • PUSD Maintenance Facility Site: to be located adjacent to <br /> Operations Services Center, as negotiated with PUSD*. <br /> City Operations Services Center: to remain in its existing location, with <br /> suitable buffers for new residential development. <br /> • Trails: High-quality and integrated network of pedestrian and bicycle trails, <br /> including a connection to the Iron Horse Trail. <br /> • Airport Protection Area: Through the EPSP process and via the Alameda County <br /> Airport Land Use Commission (ALUC), consider a modified boundary for the <br /> Airport Protection Area to allow an expanded range of uses*. <br /> • Utilities: Adequate water supply, water, and sewer infrastructure to be secured <br /> and provided prior to development, with the developer to fund and install all <br /> needed improvements, including the possibility of partial or full funding for water <br /> quality upgrades. Recycled water piping to be provided throughout the <br /> development area. <br /> • Implementation/Phasing: Project to be phased so that no construction occurs <br /> before the start of the next Housing Element cycle (2023), and development to <br /> Page 5 of 8 <br />
