Resolution No. PC-2003-07 <br />Page 4 <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Case PCUP-70 <br />Pharmacy Technician Institute <br />4234 Hacienda Drive, Suite 165 <br />The proposed use shall conform substantially to the site plan/floor plan, <br />statement from the applicant dated, "December 13, 2002", Exhibit A, on file <br />with the Planning Department, except as modified by the following conditions. <br />Minor changes to the exhibits may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />The applicant shall obtain all building and other applicable City permits for the <br />use, and any tenant improvements, if required, shall be made prior to <br />commencement of the use. <br />If the operation of the use results in major conflicts pertaining to parking, <br />noise, traffic, or other impacts, at the discretion of the Planning Director, this <br />conditional use permit may be referred to the Planning Commission for <br />subsequent review at a public hearing. If necessary, the Commission may <br />modify or add conditions of approval to mitigate such impact, or may revoke <br />said conditional use permit. <br />4. This use permit is not transferable to another address. Anew application must <br />be made if the applicant relocates to another site. <br />5. The school administration shall on a regular basis encourage students and staff <br />to use some form of group transit, such as carpools, vanpools, or buses, to <br />travel to and from the school facility. <br />[end] <br />
