Resolution No. PC-2003-07 Page 4 EXHIBIT "B" CONDITIONS OF APPROVAL Case PCUP-70 Pharmacy Technician Institute 4234 Hacienda Drive, Suite 165 The proposed use shall conform substantially to the site plan/floor plan, statement from the applicant dated, "December 13, 2002", Exhibit A, on file with the Planning Department, except as modified by the following conditions. Minor changes to the exhibits may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. The applicant shall obtain all building and other applicable City permits for the use, and any tenant improvements, if required, shall be made prior to commencement of the use. If the operation of the use results in major conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impact, or may revoke said conditional use permit. 4. This use permit is not transferable to another address. Anew application must be made if the applicant relocates to another site. 5. The school administration shall on a regular basis encourage students and staff to use some form of group transit, such as carpools, vanpools, or buses, to travel to and from the school facility.
