Ordinance No.2203 <br /> Page 7 <br /> EXHIBIT B <br /> CONDITIONS OF APPROVAL <br /> P16-1349 AND PUD-121 <br /> 6455 Owens Drive <br /> December 17, 2019 <br /> The applicant is hereby notified, as part of this approval, that (s)he is required to satisfy <br /> and maintain compliance with the conditions of approval below. Where approval by the <br /> Director of Community Development, Planning Division, Director of Engineering/City <br /> Engineer, City Attorney, Chief Building and Safety Official, Fire Department or other City <br /> staff is required, review shall be for compliance with all applicable conditions of <br /> approval, adopted policies and guidelines, ordinances, laws and regulations, and <br /> accepted practices related to the approval. In addition to complying with the conditions <br /> below, the applicant is required to comply with all applicable federal, state, and local <br /> laws that pertain to this project whether or not specifically noted herein. <br /> This approval is granted for Planned Unit Development (PUD) Rezoning and <br /> Development Plan applications to: (1) demolish the existing approximately 3,510- <br /> square-foot restaurant building; (2) rezone the subject parcel from C-F (Freeway <br /> Commercial) District to PUD-C (Planned Unit Development — Commercial) District; and <br /> (3) construct an approximately 10,980-square-foot, single-story, multi-tenant <br /> commercial building and related site improvements located on Assessor Parcel Nos. <br /> 941-1315-002-01 and 941-1315-002-02 at 6455 Owens Drive. Development shall be <br /> substantially as shown on the project materials listed below: <br /> a. Project plans, Exhibit B, prepared by SGA Architect, DeBolt Civil Engineering <br /> and Alpine Landscape Inc. for Abbas Mash, dated "Received" on August 27, <br /> 2019, and kept on file in the Planning Division of the Community Development <br /> Department. <br /> b. Color and materials board prepared by SGA Architect for Abbas Mash dated <br /> "Received" on August 27, 2019 and kept on file in the Planning Division of the <br /> Community Development Department. <br /> c. Arborist Report prepared by HortScience Inc. for Abbas Mash, dated August 18, <br /> 2016, and kept on file in the Planning Division of the Community Development <br /> Department. <br /> d. Traffic Impact Analysis prepared by Hexagon Transportation Consultants Inc. for <br /> the City of Pleasanton, dated April 25, 2018, and kept on file in the Planning <br /> Division of the Community Development Department. <br /> The project materials listed above are collectively the "Approved Plans". <br /> THIS APPROVAL IS GRANTED SUBJECT TO THE FOLLOWING CONDITIONS: <br />
