THE CITY OF 5 <br /> -•• CITY COUNCIL AGENDA REPORT <br /> PLEASANTON, <br /> February 4, 2020 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP FOR TRACT 8483 LOCATED AT 88 AND 91 <br /> SILVER OAKS TERRACE LOCATED WITHIN THE VINEYARD AVENUE <br /> CORRIDOR SPECIFIC PLAN AREA <br /> SUMMARY On February 20, 2019, the Planning Commission approved Vesting <br /> Tentative Map 8483 allowing Frank Berlogar, owner of 88 Silver Oaks Terrace, to <br /> subdivide the existing approximately 15.81-acre site into two parcels. The 15.81-acre <br /> property is a portion of what was a larger 50.13-acre property, identified as Lot 22 in in <br /> the Vineyard Avenue Corridor Specific Plan (VACSP), which was allotted a total of 14 <br /> new residential units in the Specific Plan, and which has subsequently been subdivided <br /> over the years, yielding 13 of the 14 allowed new homes. Vesting Tentative Map 8483 <br /> was approved to create two saleable lots, one lot containing the existing main dwelling <br /> unit and one lot containing the existing caretaker's residence (accessory dwelling unit), <br /> which will be the fourteenth and final home allowed for VACSP Lot 22. All required <br /> subdivision improvements have been constructed to the satisfaction of the Director of <br /> Engineering, and all VACSP fees have been paid. It is recommended that City Council <br /> approve the Final Map for Tract 8483. <br /> RECOMMENDATION <br /> Approve the Final Map for Tract 8483. <br /> FINANCIAL STATEMENT <br /> There will be a minimal increase to the operating budget for the maintenance of public <br /> improvements. Tax revenue and/or fees for service (sewer and water) generally cover <br /> the increased cost to provide services and maintain infrastructure. <br />
