THE CITY OF 5 -•• CITY COUNCIL AGENDA REPORT PLEASANTON, February 4, 2020 Engineering TITLE: APPROVE THE FINAL MAP FOR TRACT 8483 LOCATED AT 88 AND 91 SILVER OAKS TERRACE LOCATED WITHIN THE VINEYARD AVENUE CORRIDOR SPECIFIC PLAN AREA SUMMARY On February 20, 2019, the Planning Commission approved Vesting Tentative Map 8483 allowing Frank Berlogar, owner of 88 Silver Oaks Terrace, to subdivide the existing approximately 15.81-acre site into two parcels. The 15.81-acre property is a portion of what was a larger 50.13-acre property, identified as Lot 22 in in the Vineyard Avenue Corridor Specific Plan (VACSP), which was allotted a total of 14 new residential units in the Specific Plan, and which has subsequently been subdivided over the years, yielding 13 of the 14 allowed new homes. Vesting Tentative Map 8483 was approved to create two saleable lots, one lot containing the existing main dwelling unit and one lot containing the existing caretaker's residence (accessory dwelling unit), which will be the fourteenth and final home allowed for VACSP Lot 22. All required subdivision improvements have been constructed to the satisfaction of the Director of Engineering, and all VACSP fees have been paid. It is recommended that City Council approve the Final Map for Tract 8483. RECOMMENDATION Approve the Final Map for Tract 8483. FINANCIAL STATEMENT There will be a minimal increase to the operating budget for the maintenance of public improvements. Tax revenue and/or fees for service (sewer and water) generally cover the increased cost to provide services and maintain infrastructure.
