Maintenance of all private utilities, shared access driveways, and other common areas <br />and facilities on the site, including all landscaping and soundwalls extending to the face <br />of curb. <br />b. Maintenance of any storm drainage swales, gutters, inlets, outfalls, and channels not <br />within the area of a dedicated public street or public service easement approved by the <br />City Engineer. <br />c. Maintenance of the screen planting located between the property line of Lot 6 and the <br />trail to be located on the old Vineyard Avenue right-of--way. <br />28. The existing roadway easement line for old Vineyard Avenue, defined as a line located 25-feet <br />from the centerline of old Vineyard Avenue, shall separate Lot 6 from the public trail/land area. <br />With recordation of the final subdivision map, the project developer shall dedicate to the City of <br />Pleasanton the old Vineyard Avenue right-of--way. <br />Building and Site Design Requirements: <br />29. The building and landscape designs for Lots 1 through 6 shall be subject to Exhibit "C", <br />Building and Landscape Design Guidelines, dated January 8, 2003, and shall be subject to design <br />review approval by the Planning Commission following the procedures delineated in the <br />Pleasanton Municipal Code. <br />30. The project developer shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br />31. The project developer shall provide automatic opening sectional roll-up garage doors throughout <br />the project, as approved by the Director of Building Inspection and Planning Director. <br />32. Private yard lighting shall be designed, installed, and controlled so as not to be pointed directly <br />towards the existing and future "uphill" properties located along the south side of Old Vineyard <br />Road. <br />33. Approved building materials and colors shall be stated on the plans submitted for issuance of <br />building permits. <br />34. The homes covered by this approval shall be constructed to encourage telecommuting by <br />providing as an option telecommunications infrastructure consistent with state-of--the-art <br />methods, e.g., cabling for DSL service, wiring for total room access, etc. The project developer <br />shall submit with the first building permit application those measures included in the home <br />construction for review and approval by the Planning Director before issuance of the first <br />building permit. <br />PUD-0/-/M, Conditions ofAppraval Page !1 of l9 January $ 2003 <br />
