P18-0075, Alaina Stewart for Bringhurst LLC
Review and Comment on a Proposal to Realign a Segment of the Trail Open to the
Public Planned at 990 Sycamore Road.
Ms. Soo advised that Alaina Stewart, on behalf of her family trust, Bringhurst LLC, is proposing
a five-lot single-family residential development on the existing approximately 3.28-acre site at
990 Sycamore Road, within the North Sycamore Plan (NNSP) area. This proposed
development includes the realignment of the planned trail on the project site.
Ms. Soo reviewed with Commissioners a PowerPoint presentation detailing the site and trail
locations and alignments. She advised that the multi-use trail shown in the NNSP follows the
alignment of Sycamore Creek through the project site and the applicant proposes to realign
this planned trail location on the project site from its current terminus at the Bridle Creek
development to head south along Dale Way turning east along the property frontage on
Sycamore Road to be connected to the Alisal Trail which is proposed to be constructed by
another development.
Commissioners were provided additional information by Ms. Soo about how the Class 1 Trail
would connect to the existing trail at Bridle Creek and the future Alisal Trail. She also noted
that the Bicycle Pedestrian and Trails Committee had reviewed the Proposal and had given
unanimous support of the proposed alignment
Commissioner Hottle discussed with Ms. Soo the matter of an easement through the property.
Commissioner Deckert had questions concerning the length of the trail but Mr. Gruber advised
that this was not readily available as this will be a connector to the bigger trail loop. Ms. Soo
provided information about the Callippe Trail and connection with the Spotorno trail when it is
completed.
Chairperson Bowers commented on this matter being reviewed by the Bicycle Pedestrian and
Trails Committee and how they felt it made sense and will be a good idea.
A motion was made by Commissioner Deckert, seconded by Commissioner Hottle, to approve
the proposal to realign a segment of trail open to the public planned on a 3.28-acre site at
990 Sycamore Road.
ROLL CALL VOTE:
AYES: Commissioners Deckert, Hottle and Chairperson Bowers.
NOES: None
ABSENT: Commissioners Fields, Hekl, and Wahl.
ABSTAIN: None
Excerpt: Parks & Recreation Commission Minutes, May 9, 2019 Page 1 of 1
In the design she would like to see inclusion of garages and
ADUs which will provide her with enough information in determining one or two lots.
Excerpt: Planning Commission Minutes, July 11, 2018 Page 10 of 11
s a result.
In terms of what would be amenities, because a design for connection of a trail would be ready
in the near term, she recommended funding be provided by the applicant to the City to be used
for the highest priority projects in the bike and pedestrian master plan that deal with
connectivity, especially in south Pleasanton. One in particular is the circuit bicyclists take from
Sycamore to Foothill and then around Foothill. One of the key provisions is for a wider bike
lane on Foothill so there is a logical connection to improving bicycling along the corridor here
that is realistic in the near term and money can do that. She asked that staff look at other
options along those lines, and how much of a contribution was realistic based on splitting the
difference of the profit a land owner would receive by having the additional two parcels.
Excerpt Planning Commission Minutes, July 11, 2018 Page 9 of 11
, 2018 Page 3 of 11
Way, existing lots range from 15,033 sq. ft.
