BACKGROUND <br /> On November 18, 2015, the Planning Commission recommended City Council approve <br /> PUD-107, a Planned Unit Development (PUD) application by Fireside Investors, LLC to <br /> construct 3 single-family homes and create one commercial lot located on an <br /> approximately 0.25-acre site at 377 St. Marys Street. Subsequently, on January 19, <br /> 2016, the City Council approved PUD-107 and adopted Ordinance No. 2135. <br /> On June 16, 2016, the Staff Review Board of the City of Pleasanton approved a Vesting <br /> Tentative Map application by Fireside Investors, LLC to subdivide an approximately <br /> 0.25-acre site at 377 St. Marys Street. into four parcels. <br /> DISCUSSION <br /> Construction of Subdivision Improvements <br /> The subdivision agreement provided for the construction of public utilities within Peters <br /> Avenue to serve the 3 new lots. <br /> Public Improvements <br /> The public improvements serving the three new single-family lots, and one commercial <br /> lot, that will be operated and maintained by the City include: <br /> • A public sanitary sewer main, a public watermain, and public fire hydrants <br /> located within public right-of-way; and <br /> • One curb ramp at the northeast corner of the intersection of St. Marys Street and <br /> Peters Avenue. <br /> Private Improvements <br /> The private improvements serving the 3 new lots that will be operated and maintained <br /> by property owners include: <br /> • The sewer lateral; <br /> • the water lateral up to the water meter; and <br /> • mailboxes and support structures. <br /> Staff has inspected the work and finds that all public improvements have been <br /> constructed in compliance with the subdivision agreement and are ready for <br /> acceptance. <br /> Submitted by: Fiscal Review: Approv by: <br /> Stephen Kirkpatrick Tina Olson Nelson Fialho <br /> Director of engineering Director of Finance City Manager <br /> Attachment: <br /> 1.
