<br />i. UDder the grading requirements in the Master PUD (Condition 51 d), new <br />contours shall be designed to naturally blend into existing contours. Grading for proposed <br />soundberms along 1-680 should result in naturally appearing landforms that blend into <br />contours of adjoining golf course. <br /> <br />j. The Master PUD (Condition 94) also addresses the design of soundwalls <br />and berms. The soundberms should have an undulating, natural appearance, wherever <br />they are located on the site. Landscaping will not be allowed to grow to block views from <br />1-680 to Pleasanton Ridge, and must be clustered in such a way as to provide view <br />corridors. <br /> <br />k. Despite these comprehensive requirements and design features of the <br />Specific Plan, which implement all feasible mitigation measures to reduce this impact, <br />development of the site inherently will significantly reduce the "green vista" across the site <br />currently available from 1-680. <br /> <br />I. All development alternatives would reduce visibility into and beyond the <br />site and diminish the "green vista" currently available from 1-680. The No Project <br />Alternative is rejected because it would not meet any of the Project Sponsor's objectives <br />nor would it fulfill any of the City's objectives for this site, including provision of <br />additional housing, open space and public improvements. <br /> <br />2. ImDact N5. A significant number of major trees on the site would be lost as a <br />result of site grading and improvements to Bernal A venue. <br /> <br />MitilZation Measures: <br /> <br />Measure N5a. Development shall preserve as a visual resource any heritage trees on the <br />site, the riparian vegetation along the Arroyo and in the finger tributary, the trees at the <br />site of the old farmstead on the West Parcel, and the trees on the knoll and in the willow <br />grove on the East Parcel. <br /> <br />Measure N5b. Reconstruction of Bernal Avenue shall maintain significant existing street <br />trees where possible. If any trees must be removed to accommodate reconstruction of the <br />street, they shall be replaced according to a plan for beautification of Bernal Avenue <br />consistent with the Community Character Element of the Pleasanton General Plan. <br /> <br />Measure N5c.
