<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-76 <br /> <br />RESOLUTION FINDING THAT THE PROPOSED DEVELOPMENT AGREEMENT <br />BETWEEN TTK PARTNERSHIP AND THE CITY OF PLEASANTON IS <br />CONSISTENT WITH THE GENERAL PLAN AND THE HAPPY V ALLEY SPECIFIC <br />PLAN <br /> <br />WHEREAS, TTK Partnership is proposing to enter into a Development Agreement with the <br />City of Pleasanton to provide for water and sewer infrastructure for existing <br />residents in Happy Valley in exchange for vested rights to develop a 12-lot, <br />single-family residential project (PUD-99-07) on a 46.3 acre site located within <br />the Happy Valley Specific Plan area; and <br /> <br />WHEREAS, the property is within the unincorporated area of Alameda County; and <br /> <br />WHEREAS, at its duly noticed public hearing of October 13, 1999 the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the proposed TTK development plan was previously found by the Planning <br />Commission to be consistent with the General Plan and the Happy Valley Specific <br />Plan, and the proposed development agreement is based on that PUD <br />development plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Finds that the proposed Development Agreement between the City of Pleasanton <br />and TTK Partnership to provide for water and sewer infrastructure for existing <br />residents in Happy Valley in exchange for vested rights to develop a 12-lot, <br />single-family residential project (PUD-99-07) on a 46.3 acre site located within <br />the Happy Valley Specific Plan area is consistent with the Happy Valley Specific <br />Plan and the General Plan. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
