<br />e. If required by the City, the developer shall implement a proactive Transpor- <br />tation Systems Management program or other measures required by the City <br />Council to mitigate this project's anticipated traffic impacts. <br /> <br />10. The project developer shall record at the time of recordation of a final parcel map <br />separating the subject property into two (2) building sites, reciprocal ingress/egress <br />and utility easements with maintenance and repair responsibilities clearly defined <br />among all future parcels unless otherwise approved by the Planning Director. <br /> <br />11. The project developer shall extend the easternmost driveway aisle northerly to the <br />future building site with construction of the parking area. The project developer <br />shall show this change on the project's final site, grading, and landscape plans pro- <br />vided with the building permit plan set, for review and approval by the Planning <br />Director before issuance of a building permit. <br /> <br />12. All roof-mounted HV AC and other equipment including communications equip- <br />ment shall be designed, installed, and maintained over the life of the building such <br />that the equipment does not project above a horizontal plane established by the <br />building's parapet walls and/or equipment screens. <br /> <br />13. The project developer shall extend the public sidewalk facing Chabot Drive along <br />the entire site frontage. This change shall be shown on the building permit plan <br />set, for review and approval by the Planning Director and by the City Engineer be- <br />fore issuance of a building permit. <br /> <br />14. The project developer shall modify the building's fascia panels with reveals, raised <br />bands, etc., to provide visual interest. This change shall be shown on the building <br />permit plan set, for review and approval by the Planning Director before issuance <br />of a building permit. <br /> <br />Building and Site Design Requirements: <br /> <br />15. The building developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight and <br />night time hours. Tenant spaces shall be identified as determined by the City. <br /> <br />16. The building developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure.
