<br />53. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />54. The developer shall submit a dust control plan or procedure as part of the improve- <br />ment plans. <br /> <br />55. Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of <br />a dedicated public street or public service easement approved by the City Engineer <br />shall be privately maintained by the property owners or through an association ap- <br />proved by the City. <br /> <br />56. The design of the water supply and sanitary sewer systems shall be subject to the <br />review and approval of the City Engineer. <br /> <br />57. Approval of the storm drainage system shall be subject to the review and approval <br />of the City Engineer that the system is adequate, connects to an approved point of <br />discharge, and meets the immediate and long-range requirements of this develop- <br />ment and all upstream areas intended to be drained through this development. <br /> <br />58. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense to <br />the developer. This shall include slurry seal, overlay, or street reconstruction if <br />deemed warranted by the City Engineer. <br /> <br />59. The building developer's contractor(s) shall obtain an encroachment permit from <br />the City Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />60. The building developer shall install a structural control, such as an oil/water sepa- <br />rator, sand filter, or approved equal in the parking lot to intercept and pretreat <br />storm water prior to reaching the storm drain. The design, locations, and a sched- <br />ule for maintaining the separator shall be submitted to the City Engineer/Director <br />of Building Inspection for review and approval prior to issuance of building per- <br />mits. The structural control shall be cleaned at least twice a year: once immedi- <br />ately prior to October 15 and once in January. The building developer shall enter <br />into a maintenance agreement for the oil/water separator. <br /> <br />61. The trash enclosure area(s) shall be completely covered. An area drain shall be in- <br />stalled in the enclosure area which connects to the sanitary sewer.
