PARKING AND SIGNAGE: All parking associated with the operation of the fuel station <br /> and convenience store, including but are not limited to parking for employees, customers, <br /> merchandise delivery, facility maintenance, shall take place on the project site. The <br /> applicant shall post signage on the project site informing store customers and service <br /> associates not to park on neighboring sites while patronizing/servicing the store and/or the <br /> fuel station. (Project Specific Condition) <br /> 50. SPECIAL ADVERTISING:At no time shall balloons, banners, pennants, or other attention- <br /> getting devices be utilized on the site except as allowed by Section 18.96.060K of the <br /> Zoning Ordinance for grand openings or by Section 18.116.040 of the Zoning Ordinance <br /> if approved as part of a temporary conditional use permit. At no time shall spot lighting be <br /> used in conjunction with such grand openings and/or promotional events. (Project <br /> Specific Condition) <br /> 51. MAINTENANCE: The business operator shall ensure that the site is regularly checked for <br /> litter and all litter and debris is removed from the site on a continual basis. The operator <br /> shall regularly empty all trash receptacles in front of the store and shall maintain the <br /> subject property in a clean and orderly manner at all times. (Project Specific Condition) <br /> 52. MODIFICATIONS: If additional hours of operation or activities beyond what is stated in <br /> the "Approved Plans" are desired, prior City review and approval is required. The Director <br /> of Community Development may approve the modification or refer the matter to the <br /> Planning Commission if judged to be substantial. <br /> 53. CONDITIONAL USE PERMIT REVIEW: If the operation of this use results in conflicts <br /> pertaining to parking, noise, traffic/circulation, or other factors, at the discretion of the <br /> Director of Community Development, this conditional use permit may be submitted to the <br /> Planning Commission for their subsequent review at a public hearing. If necessary, the <br /> Planning Commission may modify or add conditions of approval to mitigate such impacts <br /> or may revoke said conditional use permit. <br /> BUILDING AND SAFETY DIVISION <br /> 54. DIGITAL PLAN SUBMITTAL REQUIREMENT — COMMERCIAL, MULTI-FAMILY <br /> RESIDENTIAL AND CONDOMINIUM PROJECTS: The applicant shall submit site plan <br /> and building information to the City's Geographic Information Services (GIS) Division in a <br /> digital format prior to issuance of the building permit. All changes or revisions to the <br /> approved plans during construction which affect the digital submittal, shall be resubmitted <br /> for GIS review no later than 1 month prior to scheduling a final inspection. The updated <br /> digital submittal will be checked and approved before the building permit will be finalized <br /> and certificate of occupancy granted (if applicable). For phased project, the digital <br /> submittal must be approved prior to the first occupancy of any phase. The information will <br /> be used for public safety and emergency response planning by the Police and Fire <br /> Departments. Refer to the "Digital Plan Submittal Requirements" for necessary data and <br /> file formatting requirements. <br /> ENGINEERING DEPARTMENT — LAND DEVELOPMENT <br /> Design <br /> 55. The demolition plan shall depict all trees, and their tree numbers, to be removed and <br /> saved. (Project Specific Condition) <br />
