PUD- <br /> 134 and P18-0334). (Project Specific Condition) <br /> Site Development and Building Design <br /> 10. FENCE/WALL: A five-foot tall wrought iron shall be installed atop of the 18-inch tall <br /> retaining wall along the southern property and westerly property lines shared with the <br /> Church in Pleasanton. Said fence shall start 20 feet from the property line on Hopyard <br /> Road. A 42-inch tall, 20-foot long wrought iron fence shall be installed between the front <br /> property line on Hopyard Road and the above fence/wall. All fences shall be located <br /> completed on the project site. The location and design of said fence shall be shown on <br /> the construction plans submitted for issuance of building permit and shall be subject to <br /> review and approval by the Director of Community Development prior to building permit <br /> issuance for the project. (Project Specific Condition) <br /> 11. FUEL STATION CANOPY: The design of the fuel station canopy shall be revised to <br /> eliminate the "non-illuminated red bar" on the fascia. Said revision shall be shown on the <br /> plans submitted for issuance of building permits and shall be subject to the review and <br /> approval by the Director of Community Development prior to issuance of building permits <br /> for the project. Additionally, the applicant is encouraged to work with staff to reduce the <br /> visual impact of the yellow and red striping around the fascia. (Project Specific <br /> Condition) <br /> 12. EQUIPMENT SELECTION: The construction plans submitted for issuance of a building <br /> permit shall clearly state that: 1) an "Excel" AeroDry Systems quiet blower/dryer system <br /> or equivalent will be installed in the drive-through carwash; and 2) an IVS Power Vacs <br /> Model 140000 with Poly Domes or equivalent will be used for the two vacuum units. Said <br /> plans shall be subject to review and approval by the Director of Community Development <br /> prior to issuance of a building permit for the project. For any proposed changes to the <br /> approved equipment, the applicant shall provide a letter from the project acoustic <br /> consultant confirming that the proposed system(s)conforms to the City's Noise Ordinance. <br /> Changes to the approved equipment shall be subject to review and approval by the <br /> Director of Community Development. At the discretion of the Director of Community <br /> Development, a third-party review may be required at the applicant's expense. (Project <br /> Specific Condition) <br /> 13. EQUIPMENT CERTIFICATION: Prior to operation of the car wash, the applicant shall <br /> submit to the Planning Division written certification by the project acoustic consultant <br /> indicating that the drive-through carwash facility is in compliance with the application <br /> submitted, all conditions imposed, and all provisions of Chapter 9.04 of the Pleasanton <br /> Municipal Code (Noise Ordinance). (Project Specific Condition) <br /> 14. WALKWAY: The five-foot wide portion of walkway coming from the sidewalk on Hopyard <br /> Road to the convenience store shall be increased to eight-feet wide by reducing the width <br /> of the landscaped area to the south. This revision shall be shown on the construction plans <br /> submitted for the issuance of a building permit and shall be subject to review and approval <br /> by the Director of Community Development prior to issuance of a building permit for the <br /> project. (Project Specific Condition) <br /> 15. RECYCLED WATER: Water used by the drive-through carwash shall be recycled. <br /> (Project Specific Condition) <br /> 16. BUILDING MATERIALS AND COLORS: The building materials and colors in the <br /> Approved Plans shall be stated on the building permit plans. <br />
