40. SEWER FEES: The applicant shall pay the applicable Dublin-San Ramon Services District <br /> (DSRSD) and City sewer permit fees prior to building permit issuance. <br /> 41. SCHOOL IMPACT FEES — COMMERCIAL: Prior to building permit issuance, the applicant shall <br /> pay the required commercial development school impact fee as prescribed by State law and as <br /> adopted by the Pleasanton Unified School District (PUSD). <br /> Conditional Use Permits <br /> 42. CARWASH: The hours for the drive-through carwash shall be limited to 7a.m. — 10 p.m. (Project <br /> Specific Condition) <br /> 43. HOURS OF OPERATION: The hours of operation for the convenience store, the sales of <br /> alcoholic beverages from the convenience store, the drive-through carwash, and gas station shall <br /> be as follows: <br /> a. Convenience Store: 24 hours <br /> b. Sale of Alcoholic Beverages: 6 a.m. — 2 a.m. <br /> c. Drive-Through Carwash: 7 a.m. — 10 p.m. <br /> d. Gas Station: 24 hours <br /> 44. CONVENIENCE STORE: The following requirements shall apply to the sale of beer and wine <br /> from the convenience store covered by this conditional use permit: <br /> • Alcohol sales are limited to beer and wine only; <br /> • Beer and wine cannot be displayed within five feet of the cash register or front door unless they <br /> are stored in a permanently located cooler; <br /> • No advertisements of alcoholic beverages may be displayed at the fuel islands; <br /> • Beer and wine may not be displayed from an open ice-tub; <br /> • No self-illuminating advertising of beer and wine is allowed on windows or doors at any time; <br /> • The store operator/employees shall maintain a clear line-of-sight from the cash registers to the <br /> shelves storing the beer and wine products; and <br /> • The applicants shall provide on-going training programs to the convenience market operators <br /> on identifying and then dealing with inebriated drivers wanting to purchase beer and wine <br /> from the convenience store. (Project Specific Condition) <br /> 45. DELIVERY: All delivery and unloading of merchandise shall take place at the designed loading <br /> area on the project site. No delivery and unloading shall use neighboring sites. At no time shall <br /> delivery vehicles be parked on public streets or adjacent properties for purposes of unloading <br /> merchandise (Project Specific Condition) <br /> 46. OUTDOOR DISPLAY: All merchandise shall be kept entirely within the convenience store. At no <br /> time shall any merchandise or displays be located outside of the building, either in front of the <br /> store or within the pump area. The storage of shopping carts or baskets outside of the building is <br /> prohibited. (Project Specific Condition) <br /> 47. MUSIC: No outdoor music is permitted. (Project Specific Condition) <br /> 48. LOITERING AND SIGNAGE: The applicant/store operator shall post signage around the store <br /> which prohibits loitering on the project and neighboring sites. Said signage shall be subject to the <br /> review and approval by the Director of Community Development prior to installation.
