permit plans and shall be subject to review and approval by the Director of Community <br /> Development prior to issuance of the first building permit. (PROJECT SPECIFIC CONDITION) <br /> 13. FENCING: The final design of the three to four foot fencing along Stanley Boulevard and within <br /> the front yard area shall be included within the fence plan submitted for building permits. All other <br /> fencing within the development shall conform to the fencing plan, except that the fencing along <br /> the east property line shall be eight feet in height, including a six-foot-tall solid wood fence with <br /> two feet of lattice. All fencing shall be shown on the construction plans with the building permit <br /> submittal and shall be subject to the review and approval by the Director of Community <br /> Development. Minor modifications to the fencing plan may be approved by the Director of <br /> Community Development without a PUD modification. (PROJECT SPECIFIC CONDITION) <br /> 14. MAILBOXES: If a cluster mailbox is required by the US Postal Service, the cluster mailbox <br /> location shall be shown on the construction plans submitted for issuance of a building permit. <br /> (PROJECT SPECIFIC CONDITION) <br /> 15. PARKING: Boats, trailers, campers, motor homes, and other recreational vehicles shall not be <br /> parked or stored on-site. In addition, vehicles shall not be parked in the shared private <br /> driveway/street. (PROJECT SPECIFIC CONDITION) <br /> 16. GARAGE STORAGE: The garages shall not be modified or used for storage in a manner that <br /> would interfere with the ability to park two cars within the garage and each resident shall utilize <br /> the garages for the parking of vehicles. (PROJECT SPECIFIC CONDITION) <br /> 17. GARAGE DOORS: Prior to issuance of building permits the applicant shall submit manufacture's <br /> specification sheets and details of the proposed garage doors to be installed for review and <br /> approval by the Director of Community Development. The garage doors for the new homes shall <br /> be carriage style doors and have automatic opening sectional roll-up garage doors. (PROJECT <br /> SPECIFIC CONDITION) <br /> 18. FIREPLACES: All indoor and outdoor fireplaces shall be a gas fireplace, pellet fueled wood <br /> heater, or EPA certified wood-burning appliance. (PROJECT SPECIFIC CONDITION) <br /> 19. LIGHTING PLAN: The applicant shall submit a lighting plan with the building permit submittal. <br /> The plan shall include photometric contours, manufacturer's specifications on the fixtures, and <br /> mounting heights. All exterior lighting including landscape lighting shall be directed downward and <br /> designed or shielded so as to not shine onto neighboring properties or streets. The photometrics <br /> shall be reviewed and approved by the City Traffic Engineer and Director of Community <br /> Development prior to building permit issuance. The type and location of all exterior light fixtures <br /> shall be reviewed and approved by the Director of Community Development prior to building <br /> permit issuance. <br /> 20. BUILDING SURVEY: The applicant shall submit a building survey and/or record of survey and a <br /> site development plan in accordance with the provisions of Chapter 18.68 of the PMC. These <br /> plans shall be approved by the Chief Building Official prior to building permit issuance. The site <br /> development plan shall include all required information to design and construct site, grading, <br /> paving, drainage, and utilities. <br /> 21. PAD AND SETBACK CERTIFICATION: The applicant shall submit a pad elevation certification <br /> prepared by a California licensed land surveyor or registered civil engineer to the Chief Building <br /> Official and Director of Community Development certifying the pad elevations and building <br /> PUD-133 City Council <br /> Page 4 of 18 <br />
