BUILDING MATERIALS AND COLORS: The colors/materials samples dated "Received, July 3, <br /> 2019," are approved in concept (subject to final approval in the field as specified below). The final <br /> color palette for the homes shall be reviewed and approved in the field by the Director of <br /> Community Development. The applicant shall paint a portion of the home (or other structure <br /> approved by the Director of Community Development) with the proposed color scheme for <br /> inspection. Proposed body, trim, and accent paint colors should be painted next to each other on <br /> the home, to the extent feasible, for purposes of inspection. The color(s) shall not be considered <br /> approved until after inspection and approval by the Director of Community Development. <br /> (PROJECT SPECIFIC CONDITION) <br /> 10. PAVING MATERIALS: The color, material, design, and product specifications for the paving <br /> materials used on-site shall be in conformance with the Approved Plans and included with the <br /> building permit submittal. Any proposed modifications to the final paving design details shall be <br /> subject to review and approval by the Planning Division prior to issuance of building permits. <br /> 11. VERTICAL SIDING: Details of the vertical siding of the new single family homes used at the <br /> gable ends and dormers shall be incorporated into the plans submitted to the Building and Safety <br /> Division for plan check and permit issuance and shall be subject to the review and approval of the <br /> Director of Community Development prior to issuance of building permits. (PROJECT SPECIFIC <br /> CONDITION) <br /> 12. WINDOWS: Wood-, fiberglass-, or vinyl-framed/sashed windows shall be utilized on the <br /> structures. If fiberglass- or vinyl-framed/sashed windows are used, they shall have a similar frame <br /> and sash thickness as found on a traditional wood-framed/sashed window unless the required <br /> noise mitigation for this project prevents compliance with this requirement. In addition, simulated <br /> muntins must appear real and be on both sides of the glass. The windows shall be recessed <br /> approximately two inches from the outside face of wall not including the depth of the trim <br /> surrounding the windows. Manufacturer's specification sheets, details, and sections of the <br /> windows, window recess, and window treatments (sills, trim, etc.) shall be shown on the building <br /> PUD-133 Planning Commission <br /> Page 3 of 18 <br />al projection. Open patio covers shall be limited to a maximum height of 10-feet and <br /> shall be open on all sides not including the walls of the house if attached to the house. Patio covers and Class 2 accessory structures shall not interfere with the rear or side <br /> yard drainage installed by the developer.
