Whether adequate public safety measures have been incorporated into the <br /> design or the proposed development plan. <br /> The Planning Commission finds the private driveway entry off Stanley Boulevard <br /> would be located and configured to provide adequate line-of-sight viewing <br /> distance and to facilitate efficient ingress/egress to and from the project site. The <br /> private driveway is designed to provide adequate circulation for fire, police, and <br /> other emergency vehicles. The new homes will be equipped with automatic <br /> residential fire sprinklers. In addition, the proposed homes will be required to <br /> meet the requirements of applicable City and State codes. As such, the <br /> Commission concludes that this finding can be made. <br /> 7. Whether the proposed development plan conforms to the purposes of the <br /> PUD district. <br /> The Planning Commission finds that the proposed PUD development plan <br /> conforms to the purposes of the PUD district. The primary purpose of the PUD <br /> district is to allow flexibility in the development of projects the City determines are <br /> in its best interest. Staff believes the proposed project would help to implement <br /> the purposes of the PUD ordinance by allowing for flexible site standards on the <br /> site resulting in a high-density single-family housing project that is well-designed <br /> and sited on the subject property, that fulfills the desires of the applicant, and that <br /> meets the City's General Plan and Downtown Specific Plan goals and policies. <br /> Through the PUD process the proposed project has provided the applicant and <br /> the City with a development plan that optimizes the use of this site in a <br /> reasonably sensitive manner. As such, the Commission concludes that this <br /> finding can be made. <br /> Section 2: The Planning Commission hereby recommends the City Council approve the <br /> application for PUD development plan, PUD-133, as reflected in the plans dated <br /> July 3, 2019, to demolish an existing home and construct three new detached <br /> single-family homes and related improvements located at 3987 Stanley Boulevard, <br /> subject to the Conditions of Approval in Attachment 1, attached hereto and incorporated <br /> into this resolution by reference. <br /> Section 3: This resolution shall become effective immediately upon its passage and <br /> adoption. <br /> PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of <br /> Pleasanton at a regular meeting held on August 28, 2019, by the following vote: <br /> Ayes: Commissioners Allen, Brown, O'Connor, Pace <br /> Noes: None <br /> Absent: Commissioner Ritter <br /> Abstain: None <br /> Recused: Commissioner Balch <br />oposed building pads for the residences do not require extensive <br /> grading and do not contrast unfavorably with the natural terrain. The Planning <br /> Commission finds the proposal is sensitive to existing landscaping, maintaining a <br /> large oak tree on-site. The architectural style and detailing of the proposed <br /> homes are compatible with the existing neighborhood. As such, the Commission <br /> concludes that this finding can be made. <br />
