Fi <br />t <br />On-site <br />Landscape &Tree Removal <br />The proposed landscape plan includes a mix of native and non-native plant species with low <br />water use requirements. Based on privacy concerns of the adjacent neighbor, staff has worked <br />with the applicant to provide evergreen screen trees and shrubs in the landscape strip along the <br />east property line. The proposed plants to be used in this area are shown in Figure 7. In addition, <br />the applicant has designed the project around a very large Valley Oak tree to the rear of the <br />property which will be retained as part of the application proposal. A tree report was prepared <br />for the project and included in Exhibit B that indicates that a total of nine trees will be retained, <br />including two off-site trees. The applicant is proposing to remove eight trees, one of which is <br />considered aheritage-sized tree. Additional trees will be planted in each front yard, as well as <br />along Stanley Boulevard and the property line to the east as shown in Figure 8. As currently <br />proposed, the landscaping to the rear of the homes does not include any trees, only shrubs. <br />The project proposal also includes a new six -foot -tall redwood fence along the entire perimeter <br />of the property with three to four -foot wrought iron fencing proposed along Stanley Boulevard <br />and within the front 20 -feet of the property. The final design of the proposed fencing along <br />Stanley Boulevard has been conditioned to be reviewed and approved with the submittal of <br />building permit plans. Overall, staff finds that given the proposed planting and fencing plan, <br />including the proposed landscape screening along the east property line, is acceptable and will <br />adequately screen the new homes from the adjacent property.
