PROJECT DESCRIPTION <br />The applicant proposes to demolish all on-site improvements and subdivide the roughly <br />14,400 -square -foot parcel into three parcels that will all be accessed by a shared private <br />driveway along the east side of the property with an access easement for the lots. Figure <br />3 shows the proposed site plan for the homes. Each new residential lot will range in size <br />from 4,400 — 5,440 gross square feet and 2,860 — 4,560 net square feet (net area <br />excludes the driveway, sidewalk and planter area/bioswale along the east side of the <br />driveway). <br />The three proposed homes are similar in design and layout and would measure 1,635 - <br />square -feet on Lot 1, 1,670 -square -feet on Lot 2, and 1,937 -square -feet on Lot 3. Each <br />home is proposed to be two stories with an attached two -car garage. The proposed <br />residences include many traditional Craftsman style details such as a blend of building <br />materials, including horizontal lapped siding on the walls and vertical siding at the gable <br />ends and dormers, tapered porch columns, and exposed wood knee braces. Proposed <br />building colors include a range of earth -tone (grey and green) color palettes. Additional <br />details of the home designs can be reviewed in the attached Project Plans, Exhibit B. <br />With respect to parking, the project would be fully -parked on site, with each home having <br />a two -car garage, and a 20 foot deep driveway on each lot that could accommodate two <br />additional parked cars for residents or their guests.
