BACKGROUND <br />The Operations Services Department entered into an as -needed contract with <br />Morgenroth Development in July 2015. For the past three years, annual facility work <br />plans have been established based on the 20 -year Repair and Replacement Plan. <br />Projects range from interior and exterior facility painting to HVAC replacement to <br />remodeling and renovating City owned facilities. Due to limited internal resources, staff <br />has relied on as -needed contractors such as Morgenroth Development to complete <br />work plan projects. <br />DISCUSSION <br />The FY 2019/20 facility work plan outlines several large and small-scale projects that <br />require resources beyond City staff, such as renovating the Human Resources office <br />space, Aquatic Center office improvements, and general facility interior and exterior <br />maintenance. In addition, the Housing Rehabilitation Program will also be using <br />Morgenroth to complete projects scheduled for this fiscal year.
