The site would be redeveloped with an <br /> approximately 10,980-square-foot, single-story, multi-tenant commercial building and related <br /> site improvements. <br /> Site Layout, Circulation, Parking, and Access <br /> The new commercial building would be located along the southern end of the site parallel with <br /> Owens Drive. The commercial building would be set back approximately 13 feet at its closest <br /> point from the southern property line along Owens Drive, with the primary storefronts facing <br /> north towards the interior of the subject parcel and secondary storefronts facing south towards <br /> Owens Drive. Forty-two parking spaces would be provided, all of which would be located on <br /> the north side of the commercial building and would be accessible from a standard <br /> double-loaded 25-foot-wide drive aisle. A trash enclosure would be located at the northwest <br /> corner of the subject parcel. Access to the site would be via two shared driveways with the <br /> adjacent parcels off Johnson Court to the east and Owens Drive to the west. Landscape and <br /> hardscape areas would also be provided primarily along the perimeters of the subject parcel <br /> and within the proposed parking areas.
