15. WALKWAY: The five-foot wide portion of walkway coming from the sidewalk on Hopyard Road to <br /> the convenience store shall be increased to eight-feet wide by reducing the width of the <br /> landscaped area to the south. This revision shall be shown on the construction plans submitted <br /> for the issuance of a building permit and shall be subject to review and approval by the Director of <br /> Community Development prior to issuance of a building permit for the project. (Project Specific <br /> Condition) <br /> 16. RECYCLED WATER: Water used by the drive-through carwash shall be recycled. (Project <br /> Specific Condition) <br /> 17. BUILDING MATERIALS AND COLORS: The building materials and colors in the Approved Plans <br /> shall be stated on the building permit plans. <br /> 18. ROOF MATERIAL: Prior to issuance of a building permit, a sample of the proposed roof material, <br /> which shall be of a standard tile type (i.e. a polypropylene simulated roof material or similar is not <br /> permitted), shall be submitted to the Planning Division, and it is subject to review and approval by <br /> the Director of Community Development. (Project Specific Condition) <br /> 19. SIGN PROGRAM: Site and building signage shall be reviewed under a comprehensive sign <br /> program submitted to the Planning Division under a separate application. <br /> 20. OUTDOOR STORAGE: There is to be no outdoor storage without prior approval by the City. <br /> 21. LIGHTING PLAN: The applicant shall submit a revised lighting plan with the building permit <br /> submittal. The luminosity of on-site lighting shall be reduced to minimize light spill beyond the <br /> project site onto to adjoining properties and/or streets. The plan shall include photometric <br /> contours, manufacturer's specifications on the fixtures, and mounting heights. All exterior lighting <br /> including landscape lighting shall be directed downward and designed or shielded so as to not <br /> shine onto neighboring properties or streets. The photometrics shall be reviewed and approved <br /> by the City Traffic Engineer and Director of Community Development prior to building permit <br /> issuance. The type and location of all exterior light fixtures shall be reviewed and approved by the <br /> Director of Community Development prior to building permit issuance. (Project Specific <br /> Condition) <br /> 22. BUILDING SURVEY: The applicant shall submit a building survey and/or record of survey and a <br /> site development plan in accordance with the provisions of Chapter 18.68 of the PMC. These <br /> plans shall be approved by the Chief Building Official prior to building permit issuance. The site <br /> development plan shall include all required information to design and construct site, grading, <br /> paving, drainage, and utilities. <br /> 23. PAD AND SETBACK CERTIFICATION: The applicant shall submit a pad elevation certification <br /> prepared by a California licensed land surveyor or registered civil engineer to the Chief Building <br /> Official and Director of Community Development certifying the pad elevations and building <br /> locations (setbacks) are conforming to the approved plans, prior to receiving a foundation <br /> inspection for the structures. <br /> 24.
