approximately 1 ,962 square feet. Access to the Shell station property is presently provided <br /> by three driveways, two from Hopyard Road and one from W. Las Positas Boulevard. The <br /> existing 7-Eleven convenience store building, which is located on a separate parcel to the <br /> south of the Shell station, is approximately 2,224 square feet in area. Access to the <br /> 7-Eleven site is provided by a driveway from Hopyard Road. Additionally, an existing <br /> internal drive aisle connects the 7-Eleven site to the church site located to the immediate <br /> south. A total of 13 parking spaces are located on the Shell station property and a total of <br /> six parking spaces are on the 7-Eleven property. Figure 2 is the existing site layout (also <br /> shown in Exhibit B), and Figures 3 and 4 are street view images of the existing Shell station <br /> and 7-Eleven store. <br /> Surrounding land uses include: an office building to the immediate south (occupied by The <br /> Church in Pleasanton and Alameda County Health Care Services Agency) and Arroyo Mocho <br /> further beyond; a multi-tenant commercial building to the west; commercial uses to the north <br /> (Val-Vista Shopping Center with Lucky supermarket); and office uses to the east (within <br /> Hacienda Business Park), across Hopyard Road.
