(Commercial Shopping) District uses of the Pleasanton Municipal Code. The applicant is
requesting approval of a CUP to operate indoor axe throwing lounge within an existing tenant
space at 1809 Santa Rita Road, Suites A & B. The lounge provides a venue for with
axe-throwing, a relatively new form of indoor recreation. There are currently two other known
lounges in the Bay Area, Berkeley and Daly City. The subject site is zoned PUD-C District. As
stated above, staff has determined that this use would fit the PMC's land use category of
indoor recreation uses similar to bowling alleys, pool halls, and indoor bocce lounges, which
are conditionally permitted within the PUD-C District with the approval of a CUP. Accordingly,
the CUP for this application is before the Planning Commission for consideration.
SITE AND AREA DESCRIPTION
The Valley Plaza shopping center site is relatively flat and just over 7-acres in size. There are
a total of four single- or two-story, multi-tenant buildings, one two-story multi-tenant office
building, one sit-down restaurant building, and two drive-through restaurants constructed on
the subject site. The subject tenant space is located within a single-story multi-tenant building
towards the rear (west side) of the property. The applicant would occupy Suites A and B, which
is approximately 4,300 square feet in area, and located at the south end of the building. The
tenant directly adjacent to the subject tenant space is currently an administrative office for a
construction company. There are 476 shared parking spaces throughout the center. The
subject parcel and building are accessible from three driveways off of Valley Avenue and two
driveways off of Santa Rita Road. Figure 1 below shows an aerial photograph of the subject
site and building, and shows the site in the context of Valley Plaza shopping center. Valley
Plaza includes a mix of uses including personal services, retail, professional offices, bar,
restaurants, and convenience market. A multi-family residential development (Valley Plaza
Villages Apartment Homes) is located directly to the west of the subject site with the
residences separated by tennis courts and carports from the subject tenant space.
Fi•ure 1: Goo•le Mass Aerial Photograph
t • ti
i • .
Nktt
1- ` -ihr . Subj- ,L;\
x
_ Tenan - :;•
z + °
Spac_ • 4;) "'
•
,. • ` f 0
Valley Avenue
- 71' I ' I +f
1111
P19-0140, 1809 Santa Rita Road, Suite A and B Planning Commission
2 of 8
ning for the property is PUD-C (Planned Unit Development-Commercial)
District.
3.
