(Commercial Shopping) District uses of the Pleasanton Municipal Code. The applicant is <br /> requesting approval of a CUP to operate indoor axe throwing lounge within an existing tenant <br /> space at 1809 Santa Rita Road, Suites A & B. The lounge provides a venue for with <br /> axe-throwing, a relatively new form of indoor recreation. There are currently two other known <br /> lounges in the Bay Area, Berkeley and Daly City. The subject site is zoned PUD-C District. As <br /> stated above, staff has determined that this use would fit the PMC's land use category of <br /> indoor recreation uses similar to bowling alleys, pool halls, and indoor bocce lounges, which <br /> are conditionally permitted within the PUD-C District with the approval of a CUP. Accordingly, <br /> the CUP for this application is before the Planning Commission for consideration. <br /> SITE AND AREA DESCRIPTION <br /> The Valley Plaza shopping center site is relatively flat and just over 7-acres in size. There are <br /> a total of four single- or two-story, multi-tenant buildings, one two-story multi-tenant office <br /> building, one sit-down restaurant building, and two drive-through restaurants constructed on <br /> the subject site. The subject tenant space is located within a single-story multi-tenant building <br /> towards the rear (west side) of the property. The applicant would occupy Suites A and B, which <br /> is approximately 4,300 square feet in area, and located at the south end of the building. The <br /> tenant directly adjacent to the subject tenant space is currently an administrative office for a <br /> construction company. There are 476 shared parking spaces throughout the center. The <br /> subject parcel and building are accessible from three driveways off of Valley Avenue and two <br /> driveways off of Santa Rita Road. Figure 1 below shows an aerial photograph of the subject <br /> site and building, and shows the site in the context of Valley Plaza shopping center. Valley <br /> Plaza includes a mix of uses including personal services, retail, professional offices, bar, <br /> restaurants, and convenience market.
