will be made to the existing Civic Park adjacent to the proposed parking lot to enhance <br /> the trail connectivity as is shown on the color renderings. <br /> Comparison to Firehouse Arts Center Corridor Improvements <br /> The proposed parking lot between Bernal Avenue and Abbie Street consists of a 56- <br /> foot-wide paved parking lot to accommodate 140 perpendicular parking stalls (8.5 feet x <br /> 17 feet spaces on the west side; 8.5 feet x 15 feet spaces on the east side), a 24-foot <br /> wide drive aisle, a varying width concrete path — with a width of eight feet at four pinch- <br /> points, and a landscaped area ranging from zero to five feet wide adjacent to the <br /> properties on the east and west sides. <br /> The Firehouse Arts Center parking lot consists of a 56-foot-wide paved parking lot to <br /> accommodate 91 perpendicular parking stalls (9 feet x 16 feet), a 24-foot, two-way drive <br /> aisle, an eight-foot-wide concrete pathway, a six-foot-wide decomposed granite multi- <br /> use trail, and landscaped areas and landscaping of varying widths between property <br /> lines throughout. <br /> While the improvements are similar in design, it is important to note the differences <br /> between the proposed corridor improvements between Bernal and Abbie and the <br /> Firehouse Arts Center corridor improvements. The transportation corridor at the <br /> Firehouse Arts Center is 25 feet wider than the 75-foot corridor width between Bernal <br /> Avenue and Abbie Street. While the parking lot dimensions as stated above are nearly <br /> identical, and both areas will include a concrete walkway with a minimum width of eight- <br /> feet, the additional 25 feet at the Firehouse Arts Center allows for a six-foot-wide multi- <br /> use trail and additional landscaping widths within the corridor. Although the FHAC <br /> includes both the concrete path and multi-use trail, it is also important to note the FHAC <br /> concrete path is only eight feet wide for the entire length of the corridor. The concrete <br /> path proposed as part of the current design varies in width from 10 feet (in Civic Center <br /> Park) to, generally, nine feet adjacent to the retaining wall, except where it pinches <br /> down to eight feet in four locations. <br /> How the Challenges Affected the Design <br /> 1. The proposed parking lot area is on the east side of the corridor, as compared to it <br /> being on the west side at the Firehouse Arts Center. This is because grading on the <br /> east side is limited by the Kinder Morgan high-pressure gas pipeline, and the mature <br /> trees and improvements that exist on the east side properties. <br /> 2. The grade change across the width of the corridor necessitates construction of a <br /> retaining wall along about half the length of the corridor. The retaining wall cannot be <br /> along the east edge because excavation over the Kinder Morgan line is not <br /> permitted. The wall cannot be along the west edge as the adjacent property owners <br /> do not desire to be separated from the corridor improvements with a retaining wall <br /> right on top of the property line. The retaining wall location was designed to be <br /> between the parking lot and the concrete path. This way, the grade change could be <br /> accommodated within the corridor and the private property edge conditions could <br /> remain relatively unchanged. <br /> Page 6 of 10 <br />
