THE CITY OF 5 <br /> f ' t CITY COUNCIL AGENDA REPORT <br /> L-EAVT6N <br /> ii -iI� ' <br /> June 18, 2019 <br /> Engineering <br /> TITLE: CONDITIONALLY APPROVE THE FINAL MAP, IMPROVEMENT <br /> PLANS, AND SUBDIVISION AGREEMENT FOR TRACT 8352 <br /> LOCATED AT 1500 LUND RANCH ROAD <br /> SUMMARY <br /> PUD-25 (Tract 8352), located at 1500 Lund Ranch Road, will subdivide the <br /> approximately 194.7-acre property into 46 lots, including 43 lots for single-family homes, <br /> and three lots and an approximately 168.5-acre "designated remainder parcel" to be <br /> dedicated to the City of Pleasanton for permanent open space (See Attachment 1). The <br /> development will construct the Sunset Creek Lane extension connecting the existing <br /> Sunset Creek Lane with the proposed development to serve 31 of the lots. The <br /> development will also construct the extension of Lund Ranch Road to serve 12 of the <br /> lots. Staff has reviewed the Final Map, Improvement Plans, and Subdivision Agreement <br /> and has found them to be in substantial conformance with the approved PUD-25, <br /> Vesting Tentative Map 8352, and the Development Agreement. The only remaining <br /> issue is related to access to and maintenance of three storm drain catch basins that <br /> serve the open space area that will be dedicated to the City. This issue is in the process <br /> of being resolved. It is recommended that the City Council approve the Final Map, <br /> Improvement Plans, and Subdivision Agreement for Tract 8352, with recording of the <br /> Final Map being conditioned upon the catch basin issue being resolved to the <br /> satisfaction of the Director of Engineering. <br /> RECOMMENDATION <br /> 1. Approve the Final Map, Improvement Plans, and Subdivision Agreement for Tract <br /> 8352, which approval shall not take effect until the recordation of a maintenance <br /> agreement on the property. <br /> 2. Accept all street right-of-way and easements offered for dedication on the Final Map. <br /> 3. Authorize the City Manager to execute the Subdivision Agreement. <br /> 4. Authorize the Director of Engineering to complete the review and approval of the <br /> storm drain catch basin access facilities and come to agreement on the catch basin <br /> maintenance prior to recording the Final Map. <br /> 5. Authorize the Director of Engineering to execute grants of private easements <br /> consistent with the Final Map. <br />
