development plan shall include all required information to design and construct site, grading, <br /> paving, drainage, and utilities. <br /> 17. PAD AND SETBACK CERTIFICATION: The applicant shall submit a pad elevation certification <br /> prepared by a California licensed land surveyor or registered civil engineer to the Chief Building <br /> Official and Director of Community Development certifying the pad elevations and building <br /> locations (setbacks) are conforming to the approved plans, prior to receiving a foundation <br /> inspection for the structures. <br /> 18. BUILDING HEIGHT CERTIFICATION: The applicant shall submit a building height certification <br /> prepared by a California licensed land surveyor or civil engineer to the Director of Community <br /> Development before the first framing or structural inspection by the Building and Safety Division. <br /> The height of the structures shall be surveyed and verified as being in conformance to the <br /> approved building heights as shown on Exhibit B or as otherwise conditioned. <br /> 19. FINAL INSPECTION: Final inspection by the Planning Division is required prior to occupancy. <br /> 20. FIREPLACES AND FIRE PITS: Fireplaces and fire pits shall be gas fireplaces, pellet fueled wood <br /> heaters, or EPA certified wood-burning appliances. The fireplace types shall be indicated on the <br /> plan and/or specification sheet(s) submitted to for issuance of building permits. (PROJECT <br /> SPECIFIC CONDITION) <br /> Accessory Dwelling Unit <br /> 21. In no case shall the accessory dwelling unit be sold, subdivided, or held under different legal <br /> ownership from the primary residence. (PROJECT SPECIFIC CONDITION) <br /> 22. If the owner occupies the primary residential unit, the owner may rent the accessory dwelling unit <br /> to one party. If the owner occupies the accessory dwelling unit, the owner may rent the primary <br /> residential unit to one party. The owner may rent both the primary residential unit and the <br /> accessory dwelling unit together to one party who may not further sublease any unit(s) or <br /> portion(s) thereof. The owner shall be a signatory to any lease for the rented units. (PROJECT <br /> SPECIFIC CONDITION) <br /> 23. The accessory dwelling unit shall comply with all applicable requirements of Pleasanton Municipal <br /> Code Chapter 18.106 Accessory and Junior Accessory Dwelling Units. A restrictive covenant <br /> shall be recorded against the lot with the Alameda County Recorder's Office prior to the issuance <br /> of a building permit regarding the city restrictions on the accessory dwelling unit. The restrictive <br /> covenant shall be subject to review and approval by the City Attorney prior to recordation. <br /> (PROJECT SPECIFIC CONDITION) <br /> 24. The property owner shall install address signs that are clearly visible from the street during both <br /> the daytime and evening hours and which plainly indicate that two separate units exist on the lot, <br /> as required by the Fire Marshal. The applicant shall obtain the new street address for the <br /> accessory dwelling unit from the Engineering Division. (PROJECT SPECIFIC CONDITION) <br /> Green Building and Sustainability Measures <br /> 25. PHOTOVOLTAIC AND SOLAR WATER HEATING SYSTEMS: The new residence shall be <br /> constructed to allow for future installation of a photovoltaic (PV) system and a solar water heating <br /> system. The measures shall be shown on the building permit plans for review and approval by the <br /> Director of Community Development prior to building permit issuance. The applicant shall provide <br /> the future owners the necessary information delineating the means by which photovoltaic panels <br /> PUD-131 <br /> Page 4 of 13 <br />
