On-site circulation will be configured with two main driveways from Stoneridge Mall Road to <br /> the development (one at the signalized intersection of Stoneridge Mall Road and Embarcadero <br /> Court and the other at a new internal driveway onto Stoneridge Mall Road south of the fitness <br /> building) with connecting vehicular access and circulation into the existing adjacent parking <br /> fields. The internal parking and circulation in front of the lifestyle fitness facility has been <br /> redesigned to provide better access and flow as well as increased pedestrian access from the <br /> adjacent parking fields, including new passenger drop-off turn-out areas as recommended at <br /> the Planning Commission Workshop. The internal road that will loop through the project has <br /> also been revised to provide additional customer and delivery loading and unloading access <br /> for the new businesses with areas designated for trash enclosures. <br /> The proposal would place buildings closer to Stoneridge Mall Road than those that exist today. <br /> As proposed, the lifestyle fitness building would be set back approximately 30 feet from the <br /> future curb along Stoneridge Mall Road (40 feet from the existing curb), a decrease from that <br /> of the closest existing building, the parking structure, which is set back approximately 60 feet <br /> from the existing curb. Within the C-R zoning district, there are no minimum setback <br /> requirements, with the Planning Commission allowed to establish such regulations on a <br /> case-by-case basis. As proposed, within the 30-foot setback, the project will include a row of <br /> street trees, a new pedestrian sidewalk and then an additional row of screen trees adjacent to <br /> the building within the front setback to screen and buffer the fitness building along Stoneridge <br /> Mall Road. The sidewalk and landscaping between the sidewalk and curb will be part of the <br /> required future dedication or easement along Stoneridge Mall Road that will accommodate <br /> new pedestrian sidewalks, landscaping, and driveways as well as room for future street <br /> widening that will provide a new cycle track along Stoneridge Mall Road. As shown in Figure 5 <br /> and on the plans, the street section along Stoneridge Mall Road between the street and <br /> building would include an 8-foot wide landscape strip, 8-foot wide pedestrian sidewalk and <br /> 12-foot wide landscaped building setback from the back of the sidewalk which will be <br /> constructed as part of the project. <br /> Figure 5: Street Section <br /> EXS NO <br /> STONER�DGE MALI. In the interim, the <br /> applicant will leave the existing Stoneridge Mall Road street section as-is and create an interim <br /> 20-foot landscape area between the existing curb and the new sidewalk as shown in Figure 5. <br /> The applicant will be required to dedicate the land or provide public easements over the land in <br /> the future, when the additional Stoneridge Mall Road improvements move forward.
