<br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
<br /> RECOMMENDING THE CITY COUNCIL APPROVE THE APPLICATION FOR PLANNED
<br /> UNIT DEVELOPMENT (PUD) TO CONSTRUCT A NEW RESIDENCE AND CONVERT THE
<br /> EXISTING RESIDENCE TO AN ACCESSORY DWELLING UNIT LOCATED AT
<br /> 481 SYCAMORE ROAD, AS FILED UNDER CASE NO. PUD-131
<br /> WHEREAS, on August 2, 2018 Henry Batteate ("Applicant") applied for a PUD development
<br /> plan approval under Case No. PUD-131 to construct a new approximately 5,059-square-foot
<br /> single-family residence with an approximately 939-square-foot attached garage and convert the
<br /> existing 1,016-square-foot residence to an Accessory Dwelling unit ("Project) located at
<br /> 481 Sycamore Road ("Property); and
<br /> WHEREAS, the Property is designated Low Density Residential in the General Plan; and
<br /> WHEREAS, the Property is located in the North Sycamore Specific Plan area with a land use
<br /> designation of PUD-A; and
<br /> WHEREAS, on January 18, 2019, the Applicant resubmitted plans including modifications to
<br /> the site design to retain additional trees on-site; and
<br /> WHEREAS, on February 1, 2019, the application was deemed complete; and
<br /> WHEREAS, on March 13, 2019, the Planning Commission, following notification to the public
<br /> in the prescribed manner, conducted a public hearing, where the application was on the
<br /> consent calendar; and
<br /> WHEREAS, the Planning Commission considered the written agenda report, public testimony,
<br /> related project materials, and staff recommendations; and
<br /> WHEREAS, the proposed project is categorically exempt from the requirements of the
<br /> California Environmental Quality Act (CEQA) pursuant to 15182, Projects Pursuant to a
<br /> Specific Plan.
<br /> NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City of
<br /> Pleasanton, based on the entire record of proceedings, including the oral and written staff
<br /> reports and all public comment and testimony:
<br /> Section 1: Findings for PUD-131
<br /> With respect to the Planned Unit Development application, PUD-131, the Planning
<br /> Commission makes the following findings and determinations with respect to each of the
<br /> considerations for approval of a PUD Development Plan as required by Section 18.68.110 of
<br /> the Pleasanton Municipal Code (PMC):
