e f f k a t JKAARCHITECTUR.E <br />March.30, 2019 <br />Steve Kirkpatrick <br />-City Engineer <br />City of Pleasanton <br />123 Main Street <br />Pleasanton, California 94566 <br />RE: Pleasanton Century House Assessment Report <br />Dear Steve, <br />The City has requested that we analyze the existing condition of the Century House to <br />determine the potential to rehabilitate the structure to allow it to be used again. The <br />outcome of this assessment is intended to provide recommendations for options for <br />restoring the building to minimum code compliance for the existing layout, as well as <br />possible modifications to the facility to make it more usable for alternate or additional <br />activities at the site. After meeting with the City Staff to understand the goal of the <br />project, as well as to investigate the existing conditions, t am pleased to present the <br />following analysis. <br />The existing house original construction date is not clear, but is assumed to be in the early <br />part of. the 1900's. The building was used most recently by the City of Pleasanton Parks <br />Department for many social activities, including small weddings, parties, etc. - In 2014 the <br />City Building Department issued a.Suspension Of.Use memo after inspecting the facility <br />and determining that'there were many code and life safety violations that needed to be <br />corrected. <br />Jeff Katz Architecture (JKA) was retained to provide.a comprehensive -analysis of the <br />existing building to determine deficiencies with structural, mechanical, plumbing, electrical <br />and ADA issues. The assessment reports for each of the disciplines reviewed are <br />attached as exhibits. The basic observations and recommendations are presented below: <br />1. The building lacks accessibility compliance in almost all areas. There are no <br />accessible means of entry to the building, as the existing ramp is non-compliant. <br />The existing accessible parking has many issues which are not correct. The <br />existing door openings are -not adequate in width, clear floor space or level. The <br />kitchen and restrooms are not compliant. In general, a renovation of the building <br />will require modifications to all these elements to provide an accessible facility. <br />There are some elements which may not be necessary due to the historic nature of <br />the building, but for all the- intended uses of the building the historic exemption will <br />probably not be sufficient.
