Furthermore, staff would add conditions of <br /> approval to address these items, such as a requirement for the 7-Eleven operator to require <br /> delivery trucks to park only on its property. <br /> The church representatives also indicated that the new 7-Eleven store should maintain the <br /> existing 15-foot setback from the southern property line so that the proposed building would <br /> not "loom over" the church property, specifically the parking lot area. The proposed 7-Eleven <br /> building would be located a minimum of 10 feet from the southern property line and new <br /> landscaping would be planted between the 7-Eleven store building and the southern property <br /> line, helping to screen the building and soften its appearance as viewed from the church <br /> property. Other than the two corner tower features, the building would have a maximum height <br /> of 18-feet, 6-inches, which is less than the current 21-foot building height. <br /> PUBLIC NOTICE <br /> Notices regarding the proposed application were mailed to the surrounding property owners <br /> and tenants within a 1,000-foot radius of the project site. A map showing the noticing area is <br /> attached to this report. The public notice was also published in The Valley Times. Concerns were related to store patrons loitering and leaving trash in the <br /> church parking lot, and delivery trucks and customers using the church's property for unloading <br /> and parking. Staff has been working with the applicant to address the church's concerns.
