scale design comfortable for trail users. Second, the landscaped area increases safety by <br />providing a buffer between vehicular areas and trail users. The landscape buffer also allows for <br />flexibility in conformity to the adjacent properties and grading for consistent trail slopes without <br />additional obstructions (curbs, walls, etc.). Third, the trail is the southern regional trail entrance <br />into Downtown Pleasanton. As with all our gateways, it should include features that invite the <br />user and showcase the intended use. This is consistent with most other trails in the City as well <br />as the character of the downtown area and the expectations of trail users. <br />For visualization, the proposed parking lot will be similar to the Firehouse Arts Centers parking <br />lot: <br />-The proposed parking lot consists of a 56 -foot -wide paved parking lot to accommodate <br />140 perpendicular parking stalls (8.5 feet x 17 feet spaces on the west side; 8.5 feet x 15 <br />feet on the east side) with 24 -foot drive aisle, an 8 -foot concrete pathway, and a <br />landscaped area ranging from zero- to 5 -feet wide adjacent to the property east and <br />west. <br />-The Firehouse Arts Center parking lot consists of a 56 -foot -wide paved parking lot to <br />accommodate 91 (9 feet x 16 feet) perpendicular parking stalls with a 24 -foot, two-way <br />drive aisle, an 8 -foot concrete pathway, a 6 -foot trail path on decomposed granite, and <br />landscaped areas buffered between property lines, the parking lot, and pedestrian/trail <br />pathways. <br />Staff believes that the proposed design is the best design possible on the available right-of-way, <br />meeting the project's goal in providing the maximum number of parking spaces and <br />accommodating pedestrian access through the corridor. <br />Schedule <br />The proposed schedule for the project is as follows: <br />Start of Design: March 2018 <br />Start of Construction: August 2019 <br />Construction Completion: Spring 2020 <br />FUNDING <br />This parking lot improvements will be funded through the Capital Improvement Program. <br />ACTION <br />Approve the design. <br />Submitted <br />_��V <br />Huy Ho <br />Engineering <br />Attachment: <br />1.
