Site Location Map: Spotorno Ranch Project (PUD -132) <br />This Development would require a General Plan Amendment to change the maximum density <br />allowed for the Spotorno Flat Area from one unit per 1 '/2 gross acres (or 0.67 unit/acre) to 1.25 <br />units/acre and to change land use designation from Open Space — Public Health and Safety to <br />Low Density Residential. <br />The Planning Commission has held several workshops to review, comment, and provide <br />direction on this Development. The Applicant is slated to present again to the Planning <br />Commission in February or March 2019 for a recommendation to City Council at a date yet to <br />be determined. Concurrent with that process, the Housing Commission is tasked with providing <br />recommendation on the Affordable Housing Agreement prior to the Planning Commission <br />meeting. Both recommendations will be forwarded for a final decision by the City Council. <br />Because this property exceeds the fifteen (15) unit threshold, it is subject to the City's 20% <br />affordability requirement for very low, low, and/or moderate income households (i.e., provide 7.8 <br />affordably priced units in the development), or to satisfy the requirement through an alternative <br />means. Alternatives described in the ordinance include options such as off-site development, <br />land dedication and payment of the Lower Income Housing Fee.
