31, 2019. This would total $9,740 for calendar year 2019. Beginning in early 2020, the
PDA's annual use would automatically renew, and the monthly rent will be adjusted by
the Consumer Price Index.
PDA will be responsible for utilities, interior maintenance based on daily use, and will
maintain insurance while the use agreement is in effect. PDA will provide its own
furniture, fixtures, equipment and computers. The City will be responsible for upkeep of
the grounds and landscaping, the building roof and exterior walls, and the building
security system as well as major maintenance such as exterior painting and
weatherproofing, HVAC, windows, etc. The City or PDA may terminate the lease for any
reason with 90 days written notice.
The above terms, which are similar in nature with terms that were applied to previous
tenants, are not intended to recover the full cost of operating the building or to profit
from rent charges. Rather, the use of the building is seen as part of the City's
commitment to work cooperatively with the Pleasanton Downtown Association. As a
result, the use agreement provides the City with terms that protect its interest while
assisting the efforts of PDA by redirecting the funds currently spent on a market-rate
lease toward additional event programming, merchant support, business development
activities and promotion of downtown Pleasanton.
Submitted by: Fiscal Review: Approv d y:
amela Ott Tina Olson Nelson Fialho
irector of Economic Director of Finance City Manager
Development
Attachments:
1.
