The landscaping, bus shelters and trash receptacle within the public right of way will be <br /> maintained by the Lot 1 owner as provided for in the Declaration of Easements, Use <br /> Restrictions and Maintenance Covenants for The Vintage (Parcel Map 10184, <br /> Pleasanton, California) that was recorded on May 10, 2016. <br /> Construction of Subdivision Improvements <br /> The subdivision agreement provided for the construction of: <br /> • 345 apartment units on Lot 1; and <br /> • An approximately 38,781-square-foot retail center consisting of four buildings: <br /> o One building (CVS Pharmacy) on Lot 2 <br /> o Two buildings on Lot 3 <br /> o One building (Starbucks) on Lot 4 <br /> • Related infrastructure serving the approximately 16-acre site located at 3150 <br /> Bernal Avenue. <br /> Public Improvements <br /> The public subdivision improvements serving the project that will be operated and <br /> maintained by the City include: <br /> • 440 feet of eight-inch diameter sanitary sewer main located within a public <br /> sanitary sewer easement on Lots 2 through 4; and <br /> • Approximately 3,900 feet of eight-inch diameter fire water line and 13 fire <br /> hydrants located within a public utility easement on Lots 1 through 4; and <br /> • 86 feet of eight-inch diameter sanitary sewer main constructed at intersection of <br /> California Avenue and Washington Street. <br /> Private Improvements <br /> The private subdivision improvements serving the project will be maintained by the lot <br /> owners as provided for in the Declaration of Easements, Use Restrictions and <br /> Maintenance Covenants for The Vintage (Parcel Map 10184, Pleasanton, California) <br /> that was recorded on May 10, 2016, include: <br /> • Bioswales and all storm drain facilities located on Lots 1 through 4 and the <br /> stormwater treatment device (Filterra Bioretention) located along the Stanley <br /> Boulevard frontage; and <br /> • Lot 3 pedestrian plaza improvements; and <br /> • All other improvements located on Lots 1 through 4 including paved areas, roads, <br /> parking areas, sidewalks, hardscape, street lighting, trash enclosures, signage, <br /> landscaping and irrigation, private common and open space areas, monument <br /> signs, fountains and other water features located on the property. <br /> Page 3 of 4 <br />
