Ordinance No. 2181 <br /> Page 11 of 25 <br /> d) No stockpiling/storage of fill, etc., shall take place underneath or within five <br /> feet of the dripline of the existing trees. <br /> 34. Prior to issuance of a grading or building permit, the project developer shall <br /> install a temporary six foot tall chain-link fence (or other fence type acceptable to <br /> the Director of Community Development) outside of the existing tree drip lines, as <br /> shown on the plans. The fencing shall remain in place until final landscape <br /> inspection by the Department of Community Development. Removal of such <br /> fencing prior to that time may result in a "stop work order." <br /> 35. The project developer shall enter into an agreement with the City, approved by <br /> the City Attorney, which guarantees that all landscaping included in this project <br /> as well as adjacent street trees will be maintained at all times in a manner <br /> consistent with the approved landscape plan for this development. Said <br /> agreement shall run with the land for the duration of the existence of the <br /> improvements located on the subject property. <br /> Traffic Division <br /> 36. The walkway on the south side of the building shall be revised to be a minimum <br /> of 5-feet wide. <br /> 37. Prior to issuance of building permits, the applicant shall pay all required traffic <br /> impact fees as well as any remaining Traffic Impact Analysis balance. <br /> Engineering Division <br /> 38. The applicant shall slurry seal the length and width of the driving vehicle lane that is being <br /> impacted by the installation of the new 8-inch diameter sewer main along Santa Rita Road. This <br /> shall be depicted in the plans submitted for issuance of a building permit and is subject to review <br /> and approval by the City Engineer. <br /> 39. The applicant shall design DMA 5 without the 10-inch diameter storm drain bypass pipe for <br /> bioswale BMP 5, as shown in the preliminary stormwater quality control plan on sheet C5 in <br /> Exhibit B. The revision shall be a part of the plans submitted for issuance of a building permit and <br /> is subject to review and approval by the City Engineer. <br /> 40. The applicant shall install a new sewer manhole at the new 6-inch diameter sewer lateral <br /> connection point to the City sewer main. This shall be depicted in the plans submitted for <br /> issuance of a building permit and is subject to review and approval by the City Engineer. <br /> 41. The applicant shall install a new sewer manhole where the new 8-inch diameter sewer main <br /> connects to the existing city sewer main along Santa Rita Road. This shall be depicted in the <br /> plans submitted for issuance of a building permit and is subject to review and approval by the City <br /> Engineer. <br /> 42. The applicant shall install catch basin inserts (5 millimeter mesh screens) for trash capture. <br /> approved by the State Water Resources Control Board, on all bioswale overflow outlet risers. <br /> This shall be depicted in the plans submitted for issuance of a building permit and is subject to <br /> review and approval by the City Engineer. <br />
