the sanitary sewer main, storm drain system, water main, fire hydrants, and <br /> street lights located within this street. <br /> • Traffic signal and associated improvements at the intersection of First <br /> Street/Stanley Boulevard and Nevada Street. <br /> • The sanitary sewer mains, water mains, and fire hydrants within the following <br /> private streets: <br /> o Bottarini Court, Brumm Court, Cavestri Circle, Huested Street, Irby Court, <br /> Irby Ranch Road, Jeremiah Way, McKinney Lane, Robby Court, and <br /> Sunflower Hill Way <br /> • The public sanitary sewer main within the existing and proposed Nevada Street <br /> that will connect the existing sanitary sewer main on First Street/Stanley <br /> Boulevard to the existing sanitary sewer main on existing Bernal Avenue. <br /> • The public water main within the existing and proposed Nevada Street that will <br /> connect the existing water main on First Street/Stanley Boulevard to the existing <br /> water main on existing Nevada Street. <br /> • The public trail east of Tract 8245 and on the south side of existing and proposed <br /> Nevada Street. <br /> Private Improvements <br /> The private improvements that will be maintained by the Tract 8245 homeowners <br /> association include: <br /> • New private streets (Bottarini Court, Brumm Court, Cavestri Circle, Huested <br /> Street, Irby Court, Irby Ranch Road, Jeremiah Way, McKinney Lane, Robby <br /> Court, and Sunflower Hill Way) <br /> • A park (Kaplan Park) on Parcel G <br /> • A park (Central Park) on Parcel D <br /> • Open spaces on Parcels A, E, F, H, I, J and K <br /> • The Zia House located on Parcel K <br /> • Bio-swales for stormwater treatment <br /> • Private utilities (including street lights and storm drain systems within the private <br /> streets) <br /> Discretion to Deny the Final Map <br /> The approval of the Final Map, when the Final Map substantially complies with the <br /> conditions of the Vesting Tentative Map, is a mandatory, ministerial act (Government <br /> Code, Section 66474.1). A Final Map shall be disapproved only for failure to meet <br /> conditions that were applicable at the time the Vesting Tentative Map was approved. If <br /> the Final Map is disapproved, there must be a finding identifying the conditions which <br /> were not met (Government Code, Section 66473). <br /> Page 3 of 4 <br />
