Reasonable Relationship between the Use of the JDEDZ Transportation Fee and the Type
of Development in the JDEDZ
New development in the JDEDZ will contribute an additional burden to the City's transportation
infrastructure. Fee revenues that are collected from this new development will be spent to
directly offset this burden by improving the existing transportation infrastructure as well
as constructing new infrastructure to accommodate the projected growth.
Reasonable Relationship between the Need for the JDEDZ Street Improvements and the
Type of Development in the JDEDZ
As set forth in Appendix G (Johnson Drive EDZ Transportation Impact Analysis) of the SEIR for
the JDEDZ, new development occurring in the JDEDZ will create the need for the JDEDZ Street
Improvements.
Reasonable Relationship between the Amount of the JDEDZ Transportation Fee and the
Cost of the JDEDZ Street Improvements Attributable to New Development in the JDEDZ
The JDEDZ Transportation Fee is imposed on new development in the JDEDZ based on the
percent of total trips. The determination of the number of trips is based on the land use and the
building square footage proposed in the JDEDZ.
