THE CITY OF 7 <br /> CITY COUNCIL AGENDA REPORT <br /> pLE ASANTONe <br /> April 17, 2018 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS, AND <br /> SUBDIVISION AGREEMENT FOR TRACT 8259 LOCATED AT 6900 <br /> VALLEY TRAILS DRIVE <br /> SUMMARY <br /> PUD-113 (Tract 8259), located at 6900 Valley Trails Drive, will demolish a religious <br /> building and related improvements and construct 36 single-family homes, a private <br /> clubhouse with a parking lot, a public restroom, and related site improvements on an <br /> approximately nine-acre site. The property is located as shown on Attachment 1. Staff <br /> has reviewed the Final Map, Improvement Plans, and Subdivision Agreement and has <br /> found them to be in substantial conformance with the approved PUD-113, Vesting <br /> Tentative Map, and Development Agreement. All improvements necessary for this <br /> development will be installed and constructed with Tract 8259. <br /> RECOMMENDATION <br /> 1. Approve the Final Map, Improvement Plans, and Subdivision Agreement for Tract <br /> 8259. <br /> 2. Accept all street right-of-way and easements offered for dedication on the Final Map. <br /> 3. Authorize the City Manager to execute the Subdivision Agreement. <br /> 4. Authorize the Director of Engineering/City Engineer to reimburse Ponderosa Homes <br /> II, Inc. in the amount of$175,982.25 in Water Expansion Fund for the replacement <br /> of the existing public water main on Valley Trails Drive that fronts the development. <br /> FINANCIAL STATEMENT <br /> The proposed development will have a negligible financial impact on the City. Revenue <br /> from taxes and development fees generally covers the increased cost to provide <br /> services and maintain infrastructure. The developer, Ponderosa Homes II, Inc. <br /> (Ponderosa), is responsible for the cost of constructing the public improvements, <br /> including the public restroom related to Tract 8259. Ponderosa will be partially <br /> reimbursed by the City in the amount of$175,982.25 using Water Expansion Funds for <br /> the replacement of the existing water main on Valley Trails Drive, adjacent to the <br /> development. This reimbursement is provided for in the Subdivision Agreement. <br />
