10. <br /> <br />The applicant shall soften the appearance of the carport, for example the <br />applicant could install a garage door to soften its appearance. The <br />revisions to the carport shall be subject to the review and approval of the <br />Planning Director, prior to the issuance of a building permit. <br /> <br />The western side and rear of the carport shall be open and shall be similar <br />in appearance to the front elevation. Prior to the issuance of a building <br />permit, the applicants shall revise the plans and show the western side and <br />rear elevations of the carport. <br /> <br />All site improvement and construction activities shall be limited to the <br />hours of 8:00 a.m. to 5:00 p.m. Monday through Saturday. No construction <br />shall be allowed on Federal Holidays. All construction equipment must <br />meet DMV noise standards and shall be equipped with muffling devices. <br /> <br />All appropriate City permits shall be obtained prior to the construction of <br />the structures. <br /> <br />Landscaping <br /> <br />11. <br /> <br />All landscaping shall be installed prior to the issuance of any final building <br />permit for any of the proposed accessory structures shown in Exhibit A of <br />this Case, Case PUD-82-16-15M. <br /> <br />12. <br /> <br />Prior to the issuance of a building permit for any of the accessory structures <br />proposed in Exhibit A of this case, Case PUD-82-16-15M, the applicant <br />shall revise the landscaping plans to show the following: <br /> <br />a. Approximately 160 redwood trees or similar trees; and <br />b. Approximately 10 evergreen shrubs by the solar panels. <br /> <br />The final landscape plan and irrigation plan shall be submitted to the <br />Planning Director for review. Said landscape plan shall be consistent with <br />the approved landscape plan plus any conditions of approval, and shall be <br />detailed in terms of species, location, size, quantities, and spacing. The <br />landscaping and irrigation plans are subject to the review and approval of <br />the Planning Director. The trees shall be located so as to help screen the <br />accessory structures in the rear yard when viewed from Crellin Road and <br />Gray Fox Circle. The shrubs shall be located so as to help screen the solar <br />panels when viewed from Crellin Road and Gray Fox Circle. <br /> <br />13. <br /> <br />All proposed and required landscaping shall be irrigated.
