EXHIBIT A <br /> PUD-129 <br /> Conditions of Approval <br /> Sunflower Hill <br /> February 6, 2018 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The permitted uses for the property shall include multi-family residential, community <br /> center, and a leasing office with support services/facilities for the multi-family <br /> development as shown on the development plan. Renting or leasing of the community <br /> building including additional incidental uses within the building shall require a Conditional <br /> Use Permit. <br /> 2. Should parking availability become an issue as determined by the Director of Community <br /> Development. the applicant shall resolve/improve any issues within 90 days of being <br /> notified by the City by submitting a Parking Management Plan for Community <br /> Development Department review and approval. <br /> 3. All exterior lighting including landscape lighting shall be directed downward and <br /> designed or shielded so as to not shine onto neighboring properties or streets. The <br /> project/building developer shall submit a final lighting plan including photometrics and <br /> drawings and/or manufacturer's specification sheets showing the size and types of light <br /> fixtures. The lighting plan shall be subject to the review and approval by the Director of <br /> Community Development prior to building permit issuance. <br /> 4. Wood-, fiberglass-, or vinyl-framed/sashed windows shall be utilized on the structures. If <br /> fiberglass- or vinyl-framed/sashed windows are used, they shall have a similar frame <br /> and sash thickness as found on a traditional wood-framed/sashed window. In addition, <br /> simulated mullions must appear real and be on both sides of the glass. Manufacturer's <br /> specification sheets, details, and sections of the windows, and window treatments (sills, <br /> trim. etc.) shall be shown on the building permit plans and shall be subject to review and <br /> approval by the Director of Community Development prior to building permit issuance. <br /> 5. The elevator shaft tower on the residential building shall include a standing seam metal <br /> roof to match the tower feature on the community building. <br /> 6. Final color and material samples shall be submitted to the Director of Community <br /> Development for review and approval prior to issuance of the first building permit. <br /> 7. The final design of the multi-use sport court sound wall shall be reviewed and approved <br /> by the Director of Community Development prior to building permit issuance. Design <br /> considerations for the wall may include a decorative mural, improved landscaping. or <br /> enhanced finished materials on the perimeter wall such as stucco or siding. <br /> 8. No signage is part of this approval. Prior to installation of any signage, an application shall <br /> be submitted for Sign Design Review. <br /> Page 1 of 16 <br />
