Final landscaping surrounding the proposed trash enclosure shall be reviewed and <br /> approved by the Director of Community Development prior to building permit issuance. <br /> Final field inspection by the Planning Division shall be required to verify compliance with <br /> enclosure coverage and screening. <br /> 10. All trash and refuse shall be contained completely within the approved trash enclosure. <br /> Trash containers shall be stored within the trash enclosure at all times, except when <br /> being unloaded. The trash enclosure shall be sized to accommodate trash, recycling, <br /> and green waste containers. Elevation drawings and plan details, including color and <br /> material of the enclosure noted, shall be included in the plans submitted to the Building <br /> and Safety Division for plan check and shall be subject to the review and approval of the <br /> Director of Community Development prior to building permit issuance. <br /> 11. If a cluster mailbox is required by the US Postal Service, the cluster mailbox location and <br /> design shall be shown on the construction plans submitted for building permit issuance <br /> and shall be subject to the review and approval by the Director of Community <br /> Development. <br /> 12. Recycled water is encouraged to be used on the site during the grading and construction <br /> periods, unless otherwise approved by the City Engineer, and this specification shall be <br /> included on all grading plans and other construction documents. <br /> 13. The project shall comply with the current City/Pleasanton Garbage Service recycling and <br /> composting programs. <br /> 14. The final location of pad-mounted transformers shall be subject to approval by the <br /> Director of Community Development prior to issuance of permits by the Building and <br /> Safety Division or Engineering Department. Such transformers shall be screened by <br /> landscaping to the satisfaction of the Director of Community Development. All <br /> transformers shall be shown on the plans submitted for issuance of permits. <br /> 15. The project developer shall effectively screen from view all ducts, meters, air <br /> conditioning equipment, and any other mechanical equipment, whether on the structure, <br /> on the ground, or on the roof, with materials architecturally compatible with the building. <br /> Screening details shall be shown on the plans submitted for issuance of building permits, <br /> the adequacy of which shall be determined by the Director of Community Development. <br /> All required screening shall be provided prior to occupancy. <br /> 16. The applicant and/or developer shall submit a pad elevation certification prepared by a <br /> licensed land surveyor or registered civil engineer to the Chief Building Official and <br /> Director of Community Development certifying the pad elevations and building locations <br /> (setbacks) are pursuant to the approved plans, prior to receiving a foundation inspection <br /> for the structures. <br /> 17. Rain gutters shall discharge into landscaping planter areas where feasible. These details <br /> shall be shown on the plans submitted to the Building and Safety Division for plan check <br /> and are subject to the review and approval of the Director of Community Development <br /> prior to building permit issuance. <br /> Page 2 of 16 <br />
