The buildings have been designed to direct all <br />residents and visitors to enter through the main pedestrian access point between the <br />residential and community buildings adjacent to the center of the parking area. The <br />proposed central amenities area would extend the view corridor provided by the central <br />park within Irby Ranch. <br />The proposed farmhouse architectural style incorporates influences from on-site <br />structures (past and present) while integrating more modern design elements. The <br />proposed buildings feature gray -toned horizontal lapped and vertical board -and -batten <br />siding with brown -colored composition and standing -seam metal roofs. The proposed <br />siding materials will be similar to the recently completed Kottinger Gardens. The <br />proposed colors are shown on the elevation drawings within Attachment 2 and Figures <br />4 and 5. <br />Overall, staff and the Planning Commission find that the site design of the proposed <br />development provides setbacks consistent with the adjacent Irby Ranch development. <br />Furthermore, the design and architecture of the buildings would complement their <br />surroundings, including the neighboring Irby Ranch development. <br />Figure 4: Elevations <br />.111.011111•11111101.
