cash bond or security shall be retained for one year following completion of <br />construction and shall be forfeited if the trees are removed, destroyed, or disfigured, <br />or as required by the City Landscape Architect, upon review of report and status <br />update on the health of the tress. For trees that are removed, destroyed, or <br />disfigured during construction, the project developer shall pay a fine in the amount <br />equal to the appraised value of the subject tree. If the fine based on the appraised <br />value of the tree(s) exceeds the bond amount, the project developer shall pay the <br />difference between the bond and the appraised value of the subject tree(s). <br />16. The construction drawings submitted for plan check shall include the following: <br />a. The site plan shall denote the conservation easement on the subject lot, and <br />label all setbacks. <br />b. The floor plan shall denote the square footage for both living and <br />non -habitable spaces, such as garage area. <br />c. Windows shall be recessed per Terry Townsend's letter, dated "December 4, <br />2009". The construction drawings shall include window details showing the <br />required recess. Additionally, the proposed sliding windows shall be revised <br />to a pair of vertical sliders, either double -hung or single -hung, with a four -inch <br />solid stucco frame between the pair, per Terry Townsend's letter. <br />d. Additional stone element shall be shown on the south elevation per Terry <br />Townsend's letter. <br />e. Clay barrel tile is only material for the roof. <br />f. The elevation drawings shall denote smooth textured stucco on the building <br />exteriors. Prior to the issuance of a building permit, the project developer <br />shall provide a stucco sample to the Director of Community Development for <br />approval. <br />g. Wood corbels shall be added at the gable barge. <br />17. The applicant shall add further detailing to the house to meet the requirement for <br />consistent detailing on all sides of the home and shall examine the house massing <br />relative to the design guidelines. The architectural details are subject to the review <br />and approval by the Director of Community Development and the Planning <br />Commission subcommittee represented by Commissioners Narum and O'Connor. <br />Green Building: <br />18.
