c. Windows shall be recessed, per Terry Townsend's letter, dated "Received <br />December 4, 2009." The construction drawings shall include window details <br />showing the required recess. Additionally, the proposed sliding windows shall <br />be revised to a pair of vertical sliders, either double -hung or single -hung, with <br />a four -inch solid stucco frame between the pair, per Terry Townsend's letter. <br />d. The elevation drawings shall note roof material. <br />e. The elevation drawings shall denote smooth textured stucco on the building <br />exteriors. Prior to the issuance of a building permit, the project developer <br />shall provide a stucco sample to the Director of Community Development for <br />approval. <br />f. The elevation drawings shall note surrounding materials at doors and <br />windows. <br />g. The stone wainscot on the left side elevation shall be extended from the den <br />to Bedroom 5 with a slight wrap at the corner. <br />15. The applicant shall add further detailing to the house to meet the requirement for <br />consistent detailing on all sides of the home and shall examine the house massing <br />relative to the design guidelines. The architectural details are subject to the review <br />and approval by the Director of Community Development and the Planning <br />Commission subcommittee represented by Commissioners Narum and O'Connor. <br />Green Building: <br />16. The project development shall engage a third -party consultant to manage <br />compliance to the Green Building Ordinance. Prior to the building final, the <br />third -party consultant shall certify in writing that the project has met the Green <br />Building requirements. <br />If a third party consultant is not retained, prior to building permit submittal, a list of <br />the green building measures used in the design of the units, covered by this <br />approval, shall be provided to the Planning Division for the review and approval by <br />the Director of Community Development. The homes covered by this approval shall <br />be designed to achieve a "certified rating" of a minimum of 50 total points, achieving <br />at least the minimum points in each category, using BuildltGreen's current <br />GreenPoints rating system. <br />The green building measures shall be shown on one of the first two pages of the <br />plans submitted for issuance of a building permit. Each point identified shall have <br />a notation indicating the sheet where the point can be found, and each sheet <br />shall note where the point is located.
