6. Landscaping. <br />a. A final landscape plan and irrigation plan will be approved by Director of <br />Parks and Community Services as part of the building permit plan set prior to <br />issuance of a building permit. Said landscape plan will be detailed in terms of <br />species, location, size, quantities, and spacing. <br />b. Root control barriers and four inch perforated pipes will be provided for trees <br />in planting areas less than ten feet in width. <br />c. All trees used in landscaping will be a minimum of 15 gallons in size and all <br />shrubs a minimum of five gallons with the following exceptions: <br />(i) All street trees will be a minimum of 24 -inch box in size. <br />(ii) Larger minimum sizes may be required in these conditions of approval or <br />proposed in Exhibit B. <br />(iii) Smaller shrub sizes may be approved by the Director of Parks and <br />Community Services prior to the issuance of a building permit if larger - <br />sized shrubs are not reasonably available. <br />d. Six inch (6") vertical concrete curbs will be installed between the parking <br />spaces and the landscaped areas and between all drive aisles and <br />landscaped areas. Breaks may be required in the curbs to allow stormwater <br />to enter the landscaping areas. <br />e. An automatic low flow irrigation system will be installed for all project <br />landscaping, including the street landscaping adjacent to the site which is <br />installed in the City right of way. The low flow irrigation system will be <br />designed to maximize water conservation throughout the development. <br />f. Prior to the issuance of a building permit, if the City Manager determines that <br />the use of recycled water has been adequately studied as required per <br />CEQA, then in all City rights of way all irrigation systems including pipes, <br />valves, heads, boxes, etc. will be designed for the use of recycled water, <br />unless waived by the City Engineer. <br />g. All landscaping will be installed in accordance with the approved landscape <br />and irrigation plans with respect to size, number, and species of plants and <br />overall design, as determined by the Director of Parks and Community <br />Services. <br />h. Prior to the issuance of a building permit, the plans will be revised to show a <br />variety of ground cover and shrub clusters on both sides of the sidewalk along <br />Stoneridge Drive. Groundcover will be kept to a minimum, as groundcover <br />typically requires more water than shrubs. Turf will not be used.
