EXHIBIT A <br />CONDITIONS OF APPROVAL <br />PCUP-259, New Beginning International Church <br />4455 Stoneridge Drive <br />October 28, 2009 <br />The location and operation of the proposed use shall conform substantially to <br />Exhibit B (the site plan, floor plans, and Statement of Operation), dated <br />"Received, September 28, 2009," on file with the Planning Division, except as <br />modified by the conditions of approval set forth in this Exhibit A. Minor changes <br />to the approved operation and schedule may be approved by the Director of <br />Community Development if found to be in substantial compliance with the <br />proposal. <br />2. If additional hours of operation, number of members attending or vehicles <br />present during the various activities, or activities beyond that proposed in the <br />Statement of Operation dated "Received, September 28, 2009," on file in the <br />Planning Division, are desired, prior City review and approval is required. Such <br />modifications shall be submitted to the Director of Community Development, who <br />shall refer the matter to the Planning Commission if judged to be substantial. <br />3.. If operations pursuant to this use permit result in conflicts pertaining to parking, <br />interior or exterior noise, traffic or circulation, or other factors, at the discretion of <br />the Director of Community Development, this conditional use permit may be <br />submitted to the Planning Commission for their subsequent review at a public <br />hearing. If necessary, the Planning Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke this conditional use permit <br />approval. Possible mitigation measures may include, but are not limited to, <br />reducing the number of occupants, modifying the hours of operation or Sunday <br />services, requiring the installation of noise reducing improvements or other <br />measures deemed necessary by the Planning Commission. <br />4. Should on-site parking or circulation become a problem at the subject site, as <br />determined by the Director of Community Development, the applicant and/or <br />property owner shall obtain additional parking from adjoining property owners, <br />modify service hours or occupancy to ensure adequate parking, or implement <br />traffic control plans to improve circulation. <br />5. This approval does not include approval of any signage. A separate sign design <br />review application shall be reviewed and approval by the City prior to installation. <br />6. The applicant shall obtain and keep in effect a City business license as soon as <br />this use permit approval becomes effective. <br />
