d. Only modular newspaper dispensers accommodating more than one (1) <br />newspaper shall be allowed outside of any building within the development. <br />The design of these dispensers shall be approved by the Planning Division. <br />Dispensers within the public right of way shall require an encroachment <br />permit by the Engineering Division. <br />e. The plans submitted for the issuance of a building permit shall show all <br />existing and planned streets adjacent to the site. <br />The applicants shall submit construction plans (wet stamped and signed), <br />Title 24 calculations, site specific soils report, the completed Building Permit <br />Questionnaire, and any other plans and documentation required by the <br />Building and Safety Division, along with the necessary fees, to initiate the <br />City's plan check process. The number of plans and documents required <br />shall be determined by the Building and Safety Division. <br />g. All conditions of approval for this case shall be reprinted and included as <br />one of the first two plan sheet(s) of the building permit plan check sets <br />submitted for review and approval. These conditions of approval shall be <br />on, at all times, all grading and construction plans kept on the project site. It <br />is the responsibility of the property owner to ensure that the project <br />contractor is aware of, and abides by, all conditions of approval. Prior <br />approval from the Director of Community Development must be received <br />before any changes are constituted in site design, grading, building design, <br />building colors or materials, landscape material, etc. <br />h. The building permit plans shall accurately show all existing public <br />improvements near the subject development (i.e., signals, street lights, <br />street signs, utility vaults and boxes, etc.) and shall clearly indicate any <br />proposed modifications to the existing public improvements. Proposed <br />modifications to the public improvements shall be subject to review and <br />approval by the City Engineer and Planning Division prior to issuance of a <br />building permit. <br />Building and situs plans are to be submitted to the Building and Safety <br />Division computer disk in a format approved by the Chief Building Official. <br />Digitized information shall be submitted before requesting a final inspection <br />and should reflect as built situs and architectural information as approved by <br />the Chief Building Official. <br />The project developer shall submit a refundable bond for hazard and <br />erosion control prior to issuance of an Engineering or Building and Safety <br />Division permit. The amount of this bond will be determined by the City <br />Engineer. <br />k. The applicants shall submit a pad elevation certification prepared by a <br />licensed land surveyor or registered civil engineer to the Chief Building <br />Official, certifying that the pad elevations and building location (setbacks) <br />2 <br />
