EXHIBIT A <br />CONDITIONS OF APPROVAL — APPENDIX 1 <br />PUD -57, HENDRICK AUTOMOTIVE GROUP <br />STAPLES RANCH <br />June 24, 2009 <br />I. PROJECT SPECIFIC REQUIREMENTS <br />A. Stoneridge Drive Specific Plan Amendment/Staples Ranch <br />1. In addition to the conditions of approval for this case, building additions and new <br />buildings shall also be subject to the design standards of the Stoneridge Drive <br />Specific Plan Amendment/Staples Ranch including the following: <br />a. Encourage site planning and design that enhances the visual appeal of the site <br />as the northeast gateway to the City of Pleasanton. <br />b. Encourage visually appealing and distinctive building architecture. <br />c. Permit a maximum of 331,000 square feet of building development on the Auto <br />Mall site. <br />d. Limit building height to a maximum of 45 feet, including any rooftop parking. <br />e. Blend the design of the roof parapets into the building architecture. <br />f. Provide cool (white colored) roofs to the extent feasible to reduce heat island <br />effect. <br />g. Site buildings adjacent to the 1-580 frontage so that they do not conflict with <br />existing underground utilities or future freeway widening projects. <br />h. Locate buildings so that they do not conflict with the existing underground <br />AT&T fiber optic cable that traverses the site. <br />i. Locate and design car wash stations and vehicle maintenance areas so that <br />they comply with City noise standards. <br />2. Noise. The use of exterior loud speakers shall be prohibited. <br />3. Landscaping. Prior to the issuance of a building permit, the project developer <br />shall: <br />a. Revise the plans and propose landscaping and irrigation in Caltrans' right of <br />way adjacent to the site. The revised plans shall show proposed grading. <br />
